Dear readers,

Who knows a lawyer in Pattaya who knows a solution to the following problem: There is a condo that has been empty for 5 years from a man who died 5 years ago and has no heirs. What needs to happen to buy that condo?

Regards,

Jan

Have you already checked with the homeowners' association? Surely the board of the homeowners' association will know who the next owner of the vacated condo is? A new buyer at the time, someone from the family? There must be a transfer of ownership and this is not possible without a legal heir.

I don't think there is a new buyer. The owner is deceased and there are no heirs. So no immediate family. That's the dilemma now. Something that may have to be decided by a court

Suspect that if it is proven that there are no heirs, it will fall to the state of Thailand, or the municipality where that condo is located.
There will be a legal period for this.

There is little to be found about this situation in, for example https://ap.lc/dqklg

Even if there are foreign heiresses, it is a drama to read and write about it
Five years of condo expenses will also have to be covered by a future owner.
        I certainly wouldn't consider it a bargain.

        I think I should consult a lawyer.

Call Werachon, notary/lawyer, Thepressit Road Jomtien, former judge, very experienced.

We also bought a condo in January and had an English-speaking notary, he really thought along with us.

Check out Thailawonline dot com and
then inheritance law and then you find in section 1753 that if there are no heirs it falls to the state. You will then have to hire a lawyer and arrange a transfer through the court, I suspect.
