Dear Thailandblog readers, I am looking for a good lawyer in Pattaya or the surrounding area who has experience with the Legal Execution Office (the government agency that deals with the seizure of assets (in this case condominiums) and their public sale). For smooth communication it is advisable that the lawyer speaks good English. In Thailand it is absolutely necessary to have a lawyer “with hair on his teeth”. Of course that has to be …

My name is Walther and I live with my Thai girlfriend in Chiang Mai Saraphi. We would like to buy a piece of land and build a house. We have already been offered a piece of land by the family and we have a contractor in the family who wants to build the house for us. However, we would like to first arrange everything legally and my girlfriend wants to give me a usufruct.

We have made an offer on a condominium we want to buy in Pattaya. The seller has accepted the offer. In Thailand you never purchase a condominium unit without first hiring a lawyer who does the so-called 'due diligence': among other things, does the seller own the unit without so-called liens on it, or is the bank where a loan was actually still the owner before the purchase.

I was born in 1998 in Bangkok, Thailand. My parents fled from Iraq at the time and made a stopover in Thailand. My mother was alone when I was born. She didn't speak English or Thai, so I suspect someone else, possibly the hospital staff, filled in the details.

September 2022 we received a message that my Thai partner's Schengen visa application had been rejected. I then contacted a former immigration lawyer who is now a legal adviser. I came across his name several times on Thailandblog and he was the only one mentioned prominently on the Schengeninfo.nl site. I thought there was no need to seek further information. Afterwards I did this and found very favorable reviews on the internet, but also dissatisfied customers who, like us, were no longer in contact with him. The latter was blamed on health problems.

I have now reached the age where I have to arrange my affairs when I die. In Thailand I “only” have a bank account at the Krungsri Bank with only the necessary amount (THB 800.000) to obtain the Non Immigrant O visa. The account must therefore only be in my name and I cannot also put it in my partner's name. If I die, I want to leave this amount to my Thai partner, with whom I only married for Buddha (so not for the law).

For example, which law firm, method, costs, result, etc. We have already Googled, but we are mainly looking for reactions from experts by experience. Other useful comments are of course also welcome. Thanks in advance, Wilai and Rob Dear Rob and Wilai, I …

I ended a relationship with a Thai girlfriend after I found out she was also seeing someone else. She did not accept this and started threatening and bullying me, there was also a lawyer involved who put pressure on me for the same reason so I cut off contact completely. Due to Covid I couldn't go to Thailand for more than 2 years so I didn't worry about it anymore, now I want to go again, but I don't want to get in trouble.
