Real estate, lawyer, contract and good in english language. Well…..
A few tips:
– always request a quote in writing in advance for the services to be provided by the lawyer/broker.
– the purchase of a house and land does not always require a contract through a lawyer, this can be done through the real estate agency for little. (2000-4000 Thb). A good firm has these standard contracts and is authorized through and by a lawyer to draw them up. These are therefore legally valid.
– contracts for house and land are rarely legally valid for individuals in a language other than Thai.
– a deposit for the purchase of land and house is just a sign that the buyer will definitely buy the house, which will happen at the land office. Therefore keep the deposit low (50-100.000 Thb) and do not be tempted to make a deposit of 10-20% of the selling price.
– a Thai buys and sells his land and house at the land office and contracts are rarely drawn up for this. The land office mediates between the parties and ensures that delivery of land and home and payment/receipt are agreed. The pieces are also handled in a certain order to prevent fraud. The officials working in the land office do not always speak English!
– Only lawyers with Thai nationality can represent you. The Farang lawyers are all Advisors at best and cannot and are not allowed to sign any documents/take legal action in case of litigation.

It is important that you have complete confidence in the buying/selling process. If you don't have that, it's going to give you a lot of stress.
