Refusal of land office Pak Thong Chaiom to register usufruct because of not being married
Dear readers,
The chief responsible of the land office in Pak Thong Chai refuses to register a usufruct because I am not married to my girlfriend. A while ago I had a house built on a piece of land owned by this friend.
Is madam in charge right? If no, what can I do?

In Khon Kaen I have a lifelong usufruct registered on a title deed of a piece of land owned by a friend, so legally there is no problem.
I have no idea how to convince a person in charge of the land office of this.
That will depend on why the person in charge refuses that usufruct.
I did the same with my girlfriend's piece of land for two years because I was going to build a house on it. No problem.
About three months ago I bought a piece of land for my girlfriend and when we went to arrange the transfer in the land office, the head of the department, who remembered me from the last time, asked whether it should also be in my name and because this was so simple, we did that immediately. Copies of passport, some forms filled out and done. This time I don't have the right to use it, but it can't be sold without my permission.

Land Office Khonkaen is no problem.
When we bought, the lawyer advised me not to ask for a usufruct because it might be refused because we are not married. It has become long-term rent with a note on the chanoot.
Usufruct is particularly suitable if you are not married because it is a business agreement and is separate from family law, I mean you can conclude it with anyone.
My tip, go to a larger office of Land Office such as in Korat city because it is well known there, I think unfamiliarity plays a role in Pak Thong Chai. You are not local or municipality bound in land/house transactions from the Land office because it is just a central database that is used to record everything.
I have to go to the land office every year to pay the land tax.
Because my wife has land in different places in Pakthongchai,

and try there.

Seems like a misguided position on the part of the officer to me. Does that person want to see money? I think you can also conclude such a contract with a complete stranger. Otherwise, just hire a lawyer; that will undoubtedly help to convince that official.

It is best to conclude a usufruct if you are not married. Any agreement entered into during the marriage can be undone. So also the usufruct. But if the official in question does not cooperate, it will not be of much use to you.

I bought a Condo in Pattaya in 2014, last year I had the condo transferred to the name of my Thai wife, because then there will be fewer problems if I die.
