Reader question: Contract for usufruct
I want to have the usufruct contract made for the condo I bought 3 years ago in the name of my Thai son who is now 8 years old.
And a piece of land that I bought 5 years ago and that is in the name of my ex-girlfriend, the mother of my son.
As the owner of a condominium, I want to give my Thai wife, who has no children, the usufruct after my death. Then she can live there for the rest of her life or rent it out. I want to have this recorded in my will.
A friend of mine has usufruct of the house. Suppose his wife dies. Then the children inherit that. Can he, the farang then continue to live in the house. Set the usufruct regularly in the chanook. Or can the kids kick him out? Is the contract of usufruct, a contract with her. Or with the house. If with her, then a will must be made.

Everywhere I read that usufruct (Usufruct) is a very good protection of the land (which is in your girlfriend's name) towards you.
