I had a good acquaintance in Thailand, but he passed away suddenly recently. During her life she informed another Thai (a very good friend) that she had deposited 2 title deeds with her bank. One deed with her name and one deed with no name. At the same time, she also indicated that in the event of her death my name may be entered on the 2nd deed, so that I become (co-)owner of the property comprising land and a house.
Thailand question: Sell land in Kamphaeng Phet?
My wife has about 16 rai of rice land in Kamphaeng Phet. She would like to sell this land. To date, she does this by listening to family to see if anyone is interested. This obviously doesn't work.
Thailand question: Is there such a thing as a land register in Thailand?
My girlfriend's parents who live in Isaan are fighting with the neighbors over a strip of land near their house. According to the neighbors it belongs to their land and according to my girlfriend's parents it is not, and that land is theirs. That now seems to be a kind of yes / no.
My family wants to sell a piece of chanot / land (43 rai baht 500.000 per rai). This is reported to the municipal official. He has contact with so-called brokers. These report. A price is specified. The potential buyer will see a much higher price. The buyer and seller remain separate from each other.
Reader question: Raising the ground to build a house
I would like to receive some information for raising the ground, it is about 19 x 11 meters between other houses that are all higher than street level. The old house was made of wood on wooden posts. Under the floor about 1 meter free, where water often remains, so quite soft. It is 2 meters below street level and now has to be 1/2 meter above street level.
If you buy a house or land in Thailand, will there be additional costs (such as registration with us in Belgium + notary fees)?
I live in Thailand (Dan Khun Thot/Nakhon Ratchasima) for a large part of the year. Now I want to pour a large part of cement around my house. My question: The soil is quite clayey and when it rains small puddles form here and there. What is the best way to treat this soil before pouring cement? Should I first make the clay soil fine and possibly mix it with sand or are there other options?
Reader question: Contract for usufruct
I want to have the usufruct contract made for the condo I bought 3 years ago in the name of my Thai son who is now 8 years old.
And a piece of land that I bought 5 years ago and that is in the name of my ex-girlfriend, the mother of my son.
Would it not be possible to offer/transfer usufruct of land and possession of living space here without a profit motive, especially for compatriots? People who are forced to leave Thailand by circumstances often have to give up all of this WITHOUT any compensation. While others may be willing to pay to take over something others have built.
Creative land use in Thailand
It has been several years since I posted the following. As a local resident, I often passed this place and it was easy to follow the further course. However, history began like this.
On another blog I came across a (rather negative) discussion with the revealing title: “11 reasons not to go to Thailand”. One of those reasons, the first, is about the much-discussed ownership of land/plot. It was a shock to read that not only is it impossible for the Chanot to come up with the name of a farang, that is clear by now, but also not even in the name of a Thai partner if married to a Farang with a Thai registered wedding.
Creative land use in Thailand
The Thai buys a piece of land, but does not use it for agriculture or to build a house on it. In this case, the ground is dug up to a depth of at least 10 meters, so that a huge hole is created on an area of at least 2 rai. The sand was sold and used on other construction sites to raise the ground before construction could begin.
Reader question: About usufruct of land
I know, a lot has been written and talked about on this subject. But there is one very important thing that I can't find. Everywhere I read that usufruct (Usufruct) is a very good protection of the land (which is in your girlfriend's name) towards you. However, I also read everywhere that such a usufruct between spouses is completely useless because the court can revoke it.
Making a will under Thai law is a different cost than in the Netherlands. Situation, Thai woman and Dutch man, unmarried, live permanently in Thailand, wife 2 Thai children, husband 4 Dutch children, wife owns 1.3/4 Rai land, husband paid to build a house on this land. Wife and husband want wills, choice under Thai law, nothing to do with a child's part as in the Netherlands. The basic idea is for the benefit of each other's surviving will, so that they can manage their affairs themselves for as long as possible
Illegal cultivation of land appears to be a major problem in Thailand. New scandals keep popping up. Last week, the construction of a holiday park at Koh Phangan airport was halted by the authorities. Part of a mountain that is part of a protected forest area has already been deconstructed before construction
Reader Question: How can I secure my home as property?
Married to my Thai wife since 2011. House built on grandfather's land in 2010. The land was first orally donated to my wife by grandfather, after which my wife had a house built with my money, of course. Later, in 2016, my wife got into a fight with her mother, because the half-brother, who also lived in our house at the time, gradually began to behave more and more like "owner" of the house and land and my wife did not could and wanted to put down her half-brother had firmly shown the door.
Reader's question: Transferring land to the name of a girlfriend in connection with the termination of a relationship
I would like advice on the following. In connection with the termination of our relationship, I would like to transfer the house and land in full to my ex-girlfriend's name. The house is currently in both names, I have leased the land for 30 years.
