My house was built 12 years ago on 520 square meters and has 4 bedrooms, 5 bathrooms, a living room of 114 square meters, indoor and outdoor kitchen on 2 rai land.
Costs for the house, without the land at 10 km from Udon Thani, 2.600.000 Baht, which was very cheap at the time. Currently being asked for around 6.000.000!

I take it you didn't want to set up a municipal bathhouse. There must be a reason for you, who am I to pass judgment on that. Beautiful photos give a good impression of the whole, looks like a small estate. Well maintenance, but well that keeps you busy. Something about the price, what you bought twelve years ago and is now worth a certain price in your opinion, may be correct.
But remember, a prize is only a prize when your intended amount is credited to your bank account. You have realized wonderful preconditions to lead a good and happy life, everything in our Western society is expressed in money, but happiness is in the daily small things.
