Reader question: Renting out a condo in Thailand, in which tourist town do I get the best return?
Dear readers,
I am planning to buy two condos next to each other. One to live in yourself and one to rent to tourists. I only doubt in which tourist place in Thailand.
Hua Hin? Pattaya? Or Bangkok? For me it doesn't matter much. My main concern is where I can expect the most return.
Anyone have an idea?

I think you can expect the most return in Bangkok, but then you should focus on expats since tourists do not stay that long in big cities.
They prefer one of the many cheap hotels.
If you rent to expats (so in Bangkok), your condo must also be more spacious and luxurious than if you rent it out in a tourist resort or an island.
On the other hand, it is my belief that in the last 5 years the supply has become much greater than the demand, especially in Pattaya.
It is also important that you have a management that ensures that your rentals run smoothly, especially if you have a lot of short-stay tourists.
If you choose Cha Am as a “tourist place” then I have a very attractive option for you…..

Hard to guess. There are small and large, high and low, by the sea or further away for all money that the future cannot be predicted. Eg In March, the exchange rate of the € fell quite a bit compared to the baht. The houses and condos have therefore become about 33% more expensive in a few days if you look at it from Europe, but nothing has changed here.

Well, if you are looking for a good return, buy an apartment yourself and also a home; which yields more return, be sure to also look at the monthly costs of the apartment, at least 1000 baht per month and a house? actually nothing or it should be in a park.

When I came up with this idea years ago, my wife was the first person who stopped me. When foreigners rent out condos, it is working in Thailand. And that is not allowed. we have been wintering in Jomtien for years, which is next to Pataya.
It is pleasantly busy, but not as busy as Pataya.
we have been coming there for 20 years, and always rent a condo for 2 months. ( rent between 15 and 20 thousand bath per month, you can ask more but you can find them cheaper, so if you want to be sure for the rental you should not ask too much.
and what great condos are: view talay 5C and 5D, and view talay 2 A.
these condos are very popular, and are ideally located by the sea and public transport.
the other view talays are less popular keep that in mind.
and if you plan to buy one I wouldn't take the sun side.
so take your balcony to the Pataya Site.
take another tip as high as possible because the mosquitoes don't come there, but that's nice.

Before I start something like this, I would calculate the case properly and let myself be informed by real experts. It also strikes me that, following this article, some condos are already being offered. Have you ever thought that a "return" can not always be positive but also negative. In my humble opinion, renting out on a small scale is not or hardly feasible. There is already an oversupply in the tourist centers, which makes the prices not in favor of the landlord. Also don't forget that here in Thailand houses don't go up in price but quickly end up in a negative spiral. You can't get rid of a house here that is 20 years old, at the building price, even at the paving stones. The rental will hardly yield anything on an annual basis as the owner is also responsible for the contents, here it is usually rented out furnished and I can assure you: there is always something broken.
