Dear readers,

I am planning to buy two condos next to each other. One to live in yourself and one to rent to tourists. I only doubt in which tourist place in Thailand.

Hua Hin? Pattaya? Or Bangkok? For me it doesn't matter much. My main concern is where I can expect the most return.

Anyone have an idea?

Regards,

Lucas

I think you can expect the most return in Bangkok, but then you should focus on expats since tourists do not stay that long in big cities.
They prefer one of the many cheap hotels.

If you rent to expats (so in Bangkok), your condo must also be more spacious and luxurious than if you rent it out in a tourist resort or an island.

On the other hand, it is my belief that in the last 5 years the supply has become much greater than the demand, especially in Pattaya.

It is also important that you have a management that ensures that your rentals run smoothly, especially if you have a lot of short-stay tourists.

If you choose Cha Am as a “tourist place” then I have a very attractive option for you…..

    Hello Lucas,

Hard to guess. There are small and large, high and low, by the sea or further away for all money that the future cannot be predicted. Eg In March, the exchange rate of the € fell quite a bit compared to the baht. The houses and condos have therefore become about 33% more expensive in a few days if you look at it from Europe, but nothing has changed here.
But if you still want to buy 2 condos next to each other In View Talay 5c on the coast of Jomtien/Pattaya I have 2 for sale together for Bht. 4.5 million. email me for photos: robert-ec add Hotmail.com

    Lucas,

Difficult question. Been coming to Thailand for a long time. You can now rent everything in Thailand for very reasonable prices. To pop a condo in Thailand for investment……………… Tourism is declining sharply.

You see Lucas that many people want to sell their codos.
Could it be that the returns are not so good after all?
Or that it is bad to sell.
I myself know a couple who have been wanting to sell their house for years.
They would like to return to Europe.
But every time I see that they now love their house but want to sell it.

Condos to kiss and approve in Thailand, take a look at “promothai”

But watch out; according to the minister, tourism is increasing, but various airlines are taking planes off the schedule and Thai Airways' losses are getting bigger and bigger because planes are flying "too empty". Transaero Airlines has reduced the four daily flights to two flights.

So where that minister gets the wisdom from is a mystery to me. The 4 million Chinese coming this year will also have been sucked from the same thumb, because after all how can you know that there will be 4 million Chinese?

If you have your own money and don't have to borrow it is doable, then you don't have that pressure, otherwise I won't advise it.

Even more important than the place is the location in that place. In general, properties in a prime location rise in price more than the rest in good times, and fall in price less than the rest in bad times. Jomtien for example, there you are really thrown to death with condos, with all the consequences that entails.
If I wanted to buy two condos myself, I would definitely look here

Well, if you are looking for a good return, buy an apartment yourself and also a home; which yields more return, be sure to also look at the monthly costs of the apartment, at least 1000 baht per month and a house? actually nothing or it should be in a park.
Incidentally, this is not a question that can be answered simply, one has to look at things on a case-by-case basis

Pattaya is a good option for sure house rentals are still going well at least with reasonable rents
Idea ; first buy something for yourself if you like it then buy something else .
Success and those of 5c are reasonable in price !!!

When I came up with this idea years ago, my wife was the first person who stopped me. When foreigners rent out condos, it is working in Thailand. And that is not allowed. You can of course agree with your tenants that they are your family. You can also report it yourself, as is part of emigration. All neatly covered. MA…….AR you have Thai neighbors and how do they handle it??

A few years ago, a German acquaintance started a restaurant on Karon. He himself worked in plain sight, despite warnings from me and others. He didn't last 2 months!!!

You are right, it is not allowed officially, but I know so many foreigners who rent out a house. Just be a little careful and don't spread the word that you own the condo.

Phuket is also a good option, everything is slightly more expensive here than in the rest of Thailand, including hotels and apartments. The other side of the coin is that the purchase will cost you more.

When buying a condo, as mentioned earlier, the location is very important, and the construction quality and the materials used are also very important, because of the maintenance costs, which can significantly reduce any return.
Furthermore, it is very important who manages the rest of the house, or who your neighbors are, and the latter can change quickly when you sell.
For example, if you have 2 condos in a house, where the management, and the neighbors are not so strict with the maintenance, and keeping the project clean, renting out becomes increasingly difficult, which of course also affects the return. has.
Personally, I would rather invest in 2 detached houses, where I am not dependent on third parties in terms of management and maintenance.

Phuket is a tourist resort with the best rental possibilities, but why two condos instead of one or two beautiful villas? See also facebook https://www.facebook.com/profile.php?id=776314019088521 Given the fact that tourists often come to Phuket all year round, I think you make the best return there.
Always ensure a safe transfer through a reliable lawyer.

we have been wintering in Jomtien for years, which is next to Pataya.
It is pleasantly busy, but not as busy as Pataya.
we have been coming there for 20 years, and always rent a condo for 2 months. ( rent between 15 and 20 thousand bath per month, you can ask more but you can find them cheaper, so if you want to be sure for the rental you should not ask too much.
and what great condos are: view talay 5C and 5D, and view talay 2 A.
these condos are very popular, and are ideally located by the sea and public transport.
the other view talays are less popular keep that in mind.
and if you plan to buy one I wouldn't take the sun side.
so take your balcony to the Pataya Site.
take another tip as high as possible because the mosquitoes don't come there, but that's nice.
I personally would go for view Talay 5 D, great location for both the beach and public transport.
and if you like it we will be the first tenants, hihi, my email address is not shown but I had to fill it in, so the editors will have it.
We are going to Jomtien again this year now to view talay 2 A for 2 months for 16 thousand Bath per month.
well maybe you can do something with this.
    Kind regards, Hetty

Before I start something like this, I would calculate the case properly and let myself be informed by real experts. It also strikes me that, following this article, some condos are already being offered. Have you ever thought that a "return" can not always be positive but also negative. In my humble opinion, renting out on a small scale is not or hardly feasible. There is already an oversupply in the tourist centers, which makes the prices not in favor of the landlord. Also don't forget that here in Thailand houses don't go up in price but quickly end up in a negative spiral. You can't get rid of a house here that is 20 years old, at the building price, even at the paving stones. The rental will hardly yield anything on an annual basis as the owner is also responsible for the contents, here it is usually rented out furnished and I can assure you: there is always something broken.
