Dear readers,

Until now I always had a year extension at the address of my Thai girlfriend. But last year I leased a piece of land for 30 years and put a house on it. That is now my official address, my girlfriend, whom I also regularly visit, does not live here. Of course I have a yellow house book.

So now I am my own “housemaster”, is there a special form for that?

    You can only get a title deed if the land and the house are yours.
    This is now done via Land Office.
    You pay 8% on the purchase value of your home.
    Have just had it.

    You go with the owner of the land to the district office, there you will receive a new yellow booklet with your new address, then you MUST report to Immigration within 24 hours that you have moved.

    After that you officially live at your new address.

      And mentioning that you have moved to immigration is something you do before you get the yellow book.
      Has nothing to do with whether or not you have a yellow book.

    My name is last on the chanote with the comment that I have “usufruct” for life. So the chanote is in my name and we all know what I mean by that. I built a house there and I can do whatever I want with that land except sell it. The Thai owner (my girlfriend) cannot build or renovate anything without my permission, etc.
    I already arranged a yellow booklet a few months ago that I moved to my new address and also passed it on to immigration.

    But the question was if I am going to apply for my annual extension next month, what kind of form will I need because I am now a home owner myself. Do I have to fill out a form that I give myself permission to live there? Do I have to bring the chanote with my name on it?

    What exactly does the questioner mean? Whether he is 'owner' or 'landlord'?
    I assume that he knows that he is not the owner because he will know that a foreigner cannot own the land. So I suppose, as he correctly puts it in English 'Housemaster', he wants to know if he's a landlord now. If this question was asked in connection with the TM30 reporting obligation at immigration, the answer is YES. Now, if foreigners are staying with him, he can/must make the TM30 report YOURSELF at immigration with the necessary documents. Personal experience as I am also considered a 'housemaster' at immigration. So I have to report the TM30 myself if foreign guests stay with me.

    The only official document concerning the ownership of the house is the house book, yellow for foreigners and blue for the Thai. This is also the residential address as officially registered. Take a number of pictures of the house and together with the house book you can use this in case of disputes before the court, amphur and anyone else. Another person can also never request a new house book under a different name, because the house in question already has an address, resident and house book.

      Is not proof or official document that you own a home.
      It is only proof of address and place of residence where you live or stay.
      A Chanot obtained at the land office is proof that you are the owner or co-owner.
      And unfortunately still, a farang cannot own land.

        Little nitpicking about words. My name is on the chanoot as the last "owner" with the addition that I have lifelong usufruct. That means that no one can do anything with that land without my permission and that I can build or demolish it if I feel like it.
        Everyone here knows that you are not a real owner as a farang and cannot sell it for example.

    Textbook example of sensible action: Lease for 30 years, own house. Hopefully not on the family's land.
    An additional advantage is that you also receive your full AOW in this way, you can prove that you live alone. Home investment therefore pays for itself twice.

      My idea Jason. I also wanted to have something for myself here and not completely dependent on my girlfriend, you never know. And no discount on the state pension is an additional advantage.

      Incidentally, the yellow booklet or blue booklet is not proof of ownership, can also simply be a tenant. That is why I ask whether I have anything to prove that I am in charge of this piece of land and in this house and do not need someone else's permission to live here. Will my yellow tabian job be sufficient for a year extension or will additional proof be requested? Not quite clear to me yet.

Will not be looked at further because your address is already in the system and with the annual extension you do not need permission from the owner or anyone else as a single person (bring it only in case it is asked, but that has not happened before. ). Only, for example, after a trip outside Thailand do I have to show it when reporting the TM30 form, because logically you indicate that you have returned to the address.

This has absolutely nothing to do with obtaining a year extension, as this does not play a role in a year extension. Showing off his 30-year lease, that's what he needs: a rental contract. Whether he rents from his girlfriend, at her address, or he rents at his own address, because that is what he basically does with the 30j lease, plays no role in obtaining a year extension. The only thing that applies there is that you have a 'confirmed address'. Now the readers know what a smart solution there is to escape the discount on the state pension, especially since he now has a proven address of his own, which is separate from the address of his girlfriend and is therefore certainly single.

        No Johan, it is not about who owns the house or land, it is about where you live, which is why you may need your house book to show that you live there. Just like you, I do not have a rental contract, this can be for various reasons, for example lease, usufruct or simply without these 2, for example, the house belongs to the family or you live in the house of friends. So as I wrote in an earlier response, take the house book with you, but you do not have to be asked for it by Immigration with a one-year extension.

          I'll err on the side of caution and take the chanote with me as well. A copy can be made if necessary. I did report my change of address a few months ago, but maybe request an extension for the first time, but take some extra stuff with you. Copy is made.

            No worries for the first time, the year extension then; go a month before your current term ends and then you can come back again if you have forgotten something. So go early and you will have plenty of time, at least another 4 weeks.
