Thai wife has no income. She wants a loan for house purchase. Can she get a loan from a Thai bank with a financial guarantee from her Belgian husband? The spouse is registered and residing in Thailand and whose income is deposited into Thai bank.

    I don't think it's because you are not legally registered in Thailand, you can get away and then who is going to pay off the loan,

    just ask at the bank there, then you know for sure, I wouldn't do it and just rent something, then you won't lose any money and you won't run any risk either, and the house will never be yours.

    many have gone wrong with this and lost everything.

    If you have been living in Thailand for some time, you can use a deposit for this.
    The best chance for your wife is the Government Housing Bank, the others will ask for a Thai income.
    All these applications go through Head Offices, so the local banks have no say in this.

      Indeed, at the GH Bank every Thai can get a loan of up to 1.000.000 Baht.
      PLEASE NOTE: If no premium is paid for 3 months in a row, the bank will claim the house and all installments paid will also be for the Gouvernment Housing Bank.

    Why doesn't he buy a house in his own name? Instead of giving away his money? Does he realize that the relationship could come under strain in the future and he risks eventually being chased out of the house, which he actually paid for himself? He wouldn't be the first.

    I'm not saying it will happen, but the chance is certainly not imaginary, on the contrary. If I may give you some advice. Talk to that friend of yours about this and tell him the risks of this venture.

      In principle, a foreigner cannot buy a house and of course it is a gift if you buy a house in someone else's name, Leopold will understand that too.

      As for Leopold's question, there are options if it is for your own use with the banks, but then you end up with the condos that you can only buy. There may be other mortgage lenders outside the bank.
      Keep in mind that the interest rates (at least at the Thai banks) are high, renting is often a better deal, but not always possible if you want to live somewhere outside the city. If you have a (partially) paid off home in Belgium, you may be able to borrow some extra money from your bank/mortgage provider in Belgium.

        Charles, a farang can indeed buy a house in Thailand, but (in general) not the subsoil.

        This surface can be used exclusively on the basis of rent, right of superficies and/or right of usufruct. These rights are laid down in legislation and as I wrote yesterday, consult a lawyer with expertise before you step into it.

    Leopold, it is customary to borrow money from the bank when you buy a property. That's called a mortgage. If you have no income, the bank will set additional requirements such as a deposit that does have money or a large income. That is the farang in this case….

    I would follow A. Siam Ton's advice; wait to buy on her name. Rent first and buy later but then in the farang's own name. The law offers options such as lease back, right of superficies and right of usufruct. Consult a lawyer in Thailand for this, because all methods have their own ins and outs.
