Home » Reader question » Reader's question: House leakage through space between door and window frame
Dear readers,
This year we built a house near Phimai. It now appears that the glass rear door has a lot of space between the door and the frame.
I looked around a bit but that seems to be normal here. Nobody cares.
But with a heavy shower of rain you can keep mopping. Ants and other small vermin can also enter freely. The neighbors stick a piece of plastic against it.
Does anyone know a better solution?
Regards,
Rob
Close spraying with selicone seems to me the best solution
Not that difficult, a shelter of sufficient size and ensure that the pavement slopes down to the garden. I assume that the glass door is surrounded by one frame. You can attach a kind of draft brush or rubber draft profile to this.
A sufficiently large shelter, with attached drainage to a sewer, which may still have to be dug and for which the terrace must be partially broken up.
With these prospects, I would ask two or three local contractors for a quote….
But also recommended to remedy the problem is to stick a draft tape.
Is PUR foam for sale in Th?
If so, just purge it closed (not too excessive, you won't get rid of stuff). Then neatly carpenter with a lath.
Hi Bob,
You can also use “Compression Tape”.
This expands and closes the draft and water hammer. I just don't know if you can get it there.
Possibly glue/stick some kind of draft strip?
If the gap is very large, use polyurethane foam, available from the Homepro, among others.
Silicone and pur are not a solution for a glass door. Or a new door, otherwise thicken the frame. That's the easy part
As Timo says: adjust the window frame ('thicken it up'), if necessary only on the side where the crack is.
I live in Isaan, I built my own house, I had a small construction company in B – in windows and doors.
Do not start with PUR foam and/or silicone!
I think all those "pur fanatics" don't quite get it, he has space between the DOOR AND THE FRAME, nice to close, but!! how does he get back in?
The only decent solution is a shelter.
Success.
Lunghan
I think you're the only one who understands. Hahaha. Decent shelter indeed. Beautiful ready-made models at Homepro, Global House, Homemarkt and other hardware stores, for just a few thousand baht. Translucent and can be easily attached to the wall with a few bolts. Various sizes and designs.
If it is a small space (less than 1 cm) then I would spray sealant in it. Is it more than polyurethane foam (cut off after drying with a Stanley knife or hand saw.
If the glass door is too small (or the frame too big) then I would apply a slat (which is thicker than the crack) with a draft strip against the frame. So that everything ends.
Those who installed the door frame and door clearly made a mistake. Bring them back in and fix it. It happens several times that large camels are shot when building a house, such as doors that are too short and then just glue a beam instead of adjusting the frame to the door, floors that are not level, or too little cement used, so the floors are not fixed ... Already experienced it all here.
@ Ferdinant: With a shelter you can keep the rain out, but not the insects that fly around here in abundance and are a real plague, especially in the rainy season.
All Pur and Shelter advisers are all wrong: after all, a shelter does not keep out the vermin that the questioner complains about, nor does a shelter prevent rainwater gushing in during heavy rainfall, also fanned by wind. Since vagensteller is talking about a gap between door and frame, using pur is completely nonsensical. The best solution is therefore an adjustment of the wall and frame or door, in short: reset the whole thing.
Hi Rob,
Best with a draft strip in my opinion. We also live just outside Phimai in Ban Phutsa.
