Reader question: Building a house in Pai

Dear readers,

We bought land in Pai. On this piece of land of 500 square meters we want to build a modern house in a price range of 2 million baht.

Are there people who have built in this area and maybe have blueprints and want to share their experiences with us? We are also looking for a good contractor in Pai or around Pai.

    Hello Jeroen.
    We found our building plans via Google on “free thai house plans” You may find what you are looking for there.
    We searched and found a contractor on site. Discussed some adjustments to the original plans and had the house built.
    Everything to our satisfaction in all areas.
    However, I doubt whether this contractor would also work in Pai, as we are in the Yasothon area.

      Thank you, I will adopt this advice. I know that construction by contractors can be difficult, fortunately my girlfriend is Thai and very picky when it comes to construction.

    For an amount of two million you can build a very beautiful house in Thailand. Check in advance in the LandOffice what you are allowed to build on that purchased land. A few tips: ask the company that builds it for enough references and go check it out. Remain present as much as possible during the works. You will save the most if you buy the materials such as stone, concrete, cement (…) yourself and ask the company how much they charge per day to build the building according to plan and how much time they provide for this.

      I hope 2 million baht is enough for something fun. We will buy the raw materials ourselves on the advice of a contractor. Has anyone built and also blueprints for it?

    Hello Jeroen, be very careful. We stopped because everyone promised everything, but could not deliver when asked further. The temple here was built by 7 different “contractors” (all were sent away) and is not yet finished. The houses of Thai people are also built poorly or by multiple contractors. No, please take the time and ask for houses that they have already built and if possible; hire an expert and/or a real architect who has had a university degree and who actually checks it. But it remains – at least here in central Isarn – a gamble.

      Hallo,

      I know that building is bad and that you have to find out what is good. Think better pay a little too much than that it will be half work that you have to look at for years.

    To begin with, you must ensure that the land you have purchased is actually your land. Is it registered with the land registry in Thailand? Many farang think they own land while this is officially not the case. Then you can continue….

      The soil is not the problem, that's all already taken care of. I know that the land cannot be in my name, only in the name of my Thai partner. So that will all work out just want to have advice about building and where you have websites where you can view houses including construction drawings.

    A friend of mine built a house here in Pai last year.
    He has had help from a German named Karl.
    This man has helped more people build houses in and around Pai.

    This web page contains 27 construction drawings approved by the government.

    We have very good experience with http://www.royalhouse.co.th
    These build houses into entire castles and palaces throughout Thailand

    Deliver the house as agreed, only hull (Wind and watertight)
    or incl. electricity wiring and water supply and drainage (install toilet bowls and shower yourself
    to completely finished houses incl. air conditioning and possibly landscaping.

    Just take a look at their website, but be aware; the prices mentioned are only building prices, no land, you have to take care of that yourself, but that is already provided for you. We will also build the house in consultation with the Land Office, so there will never be any problems afterwards.

    also think carefully about the insulation because I just got back from Pai in Tony's guesthouse where I almost froze to death by the morning haha.
    the thin bedspread was not really enough and quickly put on several more clothes.
    especially in winter it is sometimes close to freezing there

    When my wife and I had the idea to build a house on a nice piece of land, we went out with the car to look for a nice house. And where we saw a beautiful house somewhere, we just went to make our intentions known to the owners. We have done that in several places and were very kindly helped with all the information about the contractor, etc.. etc…
    We then had the model of house that we preferred built by the same contractor. Of course with some adjustments, at our choice, that is. And I can also assure you that the wife was always on her toes.
    My wife satisfied, I satisfied, the owners of “model house” proud and satisfied, and finally the contractor also delighted.
