At the beginning of October I started looking into building a house on my girlfriend's land. We looked for a construction company that could help us. That turned out not to be easy.

We have decided to only have a construction drawing made. But no one speaks English. My girlfriend's translation wasn't good either. The construction drawing has been successful.

Then look for a contractor who could and wanted to build the house. We also wanted to put a wall around the land of about 160 meters in circumference. And because the land was raised 1 meter, the wall had to be driven so that the ground does not disappear during the rainy period, all in all no cat piss.

We requested prices from various contractors, but many contractors had no possibilities for pile driving. In the end, we managed to find a contractor who could handle the work. His name is Chang. He still lives in the village too and we thought that would be an advantage. He told us that he worked all over Thailand. He promised that the house would be ready in early May 2014

We have now been working for 6 weeks and the floor is already in place. I am very impressed with how people are working. I have made a website about this where I post new photos every week and give a small explanation of the work.

    Fun to follow. We are having a house built in Chaam by a renowned construction company, whose name I will not mention just yet. The foundation is fine, after that everything went wrong that could go wrong. Walls of different thicknesses, a crooked roof construction, etc. We are now three months after the planned delivery date. Hope things are going better for you.       Guus your experience that is what many so-called contractors perform. They work poorly. They never meet the delivery deadline. They work with construction workers who do not understand their trade or understand it poorly. If rice needs to be planted, they let you down. They charge for purchasing materials. a large extra profit for everything in-house is the best method.
      In Thailand, anyone can call themselves a contractor. You are better off with opinions from your own neighborhood that you can fall back on.
      And then the construction price is 100% too bad.
      In the beginning, things usually go well with a contractor until you have paid the first time. After that, they either no longer show up or have half the staff, etc.
      And a contract in Thailand is also nothing. Guarantee then they are on vacation.

      We are now building a house in Ubon on our own land. The house has approximately 180 m2 of living space, all on the ground floor with 2 additional covered terraces of 80m2. The contractor started at the end of September and will be completed before the end of December. The price for the work alone is 450000 THBt, we purchase material for approximately 950000 THBt. Material everything 1st class quality. Can also be much cheaper, but of lower quality. Thermal insulation is important. We chose Araya. A conventional solution, a kind of aluminum foil that is placed directly under the roof tiles. There are several solutions, but much more expensive. Also a plaster ceiling with an extra insulating layer at the top. Do not choose the well-known red masonry brick, as it conducts heat in too well. It is cheaper but will cost extra for air conditioning later. Please note that if you need concrete, the contractor can order the concrete mixer and pay for it at the construction site. Then you often see that the contractor receives an amount from the driver. You can also order yourself at the hardware store, SCG, Home Pro iod. Pay at the hardware store. And so on and so on.

    Nice initiative and educational for many of us. I am currently building a house. We have found a good contractor. We agreed on a price for the work according to the drawing, created a program of requirements and had it translated into Thai. We purchase all materials ourselves. We do this because the experience in the family is that if you agree on an all-in price, the contractor often cuts back on the quality of the materials. Another advantage is that you have to consult more intensively with the contractor to plan the purchase. It does take more time, but you know better what you get. Not all contractors want to work this way, but that may also be a bad sign.

    I built a house, everything in-house. Buying materials myself sometimes saves 30% less. I had masons from the area build it under my advice. Double walls, so a cavity wall saves a lot on heat. Lots of windows and doors. Always been present at every stone myself. which was being laid. Had it paid for, which was not to my liking. Payment only after work has been completed, so never paid in advance because then they will not return on time. I acted as executor myself and that worked well.
    I built a house 27 meters long and 7 meters wide. 3 bedrooms each with its own toilet and shower. Kitchen of 4.50 meters with extractor hood and hot water.
    Everything in the electrical field with arrdlek switches and earth plug contacts.
    The entire house, including materials, cost 400.000 Thai baths, including labor. No contractor can compete with that.
    We built it for 1 year.
