Just returned from Hua Hin and went out with a number of real estate agents, mainly seeing new construction or recently built condos. Prices are going up, but no project is sold out before construction starts or even after completion. Not even for Thai quotas.
For rental there is actually only 1 or at most 2 months of high demand, December and to a lesser extent January.
In short, not exactly an overstressed market or much demand.

I stayed there for 15 days and it is very pleasant and there is something for everyone. You can go to a park where the kings have a statue, it is worth seeing.

Thanks to the track doubling, the travel time by train from Bangkok to Hua Hin has now been significantly reduced to just over three hours. This depends on the type of train.
There are also luxury buses from Suvarnabhumi Airport to Hua Hin.

Not only Hua Hin is popular, we noticed when we accidentally ended up on the island of Ko-Si-Chang. At the weekend the beach was crowded, but during the week you could shoot a cannon. It is also only an hour's boat ride from Chonburi. By the way, a nice island for a few days where there are only a few cars.

Nice to go inland, an hour from Hua Hin you have Palau waterfall. This beautiful nature reserve is only the most famous area. Grab the car, Google maps and just drive inland. Definitely worth it.
