Only on the basis of “I want to buy a house” you cannot get a visa. You can get a visa to do volunteer work, set up a business, etc.. and that is not tied to the age of 50. There are visas for all these things that are suitable for that purpose. In short an overview.

Non Immigrant Visa

  • Category O: Important for expats when retiring or marrying a Thai. Also intended for family visits, to perform tasks for state enterprises or social organizations, medical treatment, sports coach, attendance at court cases.
  • Category OA: Long stay – for long stays (1 year). (50 or +).
  • Category B: For work or business purposes.
  • Category BA: For business purposes, or to invest.
  • Category ED: To study, work-study trip, observation, participation in projects or seminars, attend a conference or course, study as a Buddhist monk.
  • Category EX: To work as an expert or specialist.
  • Category F: To perform official duties for the Thai government.
  • Category IB: To invest, or perform other investment activities.
  • Category IM: To invest in collaboration with Thai ministries or government departments.
  • Category M: To work as a film producer, journalist or reporter.
  • Category R: To fulfill missionary or other religious activities, in collaboration with Thai ministries or government departments.
  • Category RS: For scientific research or training, or teaching at research or educational institutions in Thailand.

However, first decide what you actually want to do (now name something). Then ask the Thai embassy what the specific requirements are that you must meet in order to obtain the visa that is in accordance with what you want to do. They can also provide you with the necessary information regarding obtaining a work permit
