A group of apartment owners is petitioning the government to change the new rent law. They feel that they now have few resources left to deal with difficult tenants.

The group asked the administrative court earlier this month to declare the law invalid because only 120 of the more than 10.000 homeowners were invited to a hearing.

The new law applies to owners of condos and homes who rent out more than five rooms. They may not ask for more than one month's rent as a deposit. It is also no longer allowed to charge more costs for electricity and water than the actual costs.

    Costs for electricity and water, I understand that, but 1 month's rent guarantee is very few tenants can cause much greater damage that you can never repair with 1 month's rent.

      It often happens that tenants leave the property behind. It also happens that the last months rent are not paid, but the deposit is used for this.

    Still a bit strange to think about that. In my opinion, having the full damage paid afterwards (never, at least not knowingly, damage other people's property) is a better option.
    If the landlord has done well, the identity of the tenant is known and can therefore be recovered.

    It happens regularly, if not often, that the landlord does not return the deposit (2 months rent). You don't hear them about that. Or just increase the rent from one month to the next.

    I certainly think this measure will work out badly for many condo or house landlords.
    My wife and I rented out two condos ourselves so this doesn't apply to us, but I know from experience how many beetle barges there are on this earth. You don't want to know how you find the condo from time to time and the tenant has already left with the northern sun. Even if you have copies of passports or ID cards, you still have to see how you can get this reimbursed. Certainly not an easy task and who is waiting for proceedings before a court. You have other things on your mind.
    We had already stopped renting Thai people and only rented out foreigners for a longer period of time. At least six months and two months deposit in advance and signing of a strong contract, with a good guarantee for both parties. Afterwards no more problems encountered, but you always have to be critical.

      If they are non-Thai tenants, you can post the copy of their passport on Facebook, including photos of the property.
      They probably don't like that.
