Tips for renting out a condo in Jomtien?
Dear readers,
We will receive the key to our newly built condo in Jomtien in July and want to rent it out since we will only be staying there for a few weeks a year. Who has good or bad experiences with certain companies, persons or organizations that can arrange this professionally (proposing tenants, including cleaning, etc.)?
Thanks in advance for the advices.
Regards,
French
We also had an office like this. We were very lucky that we finally got the rent money and this while the tenant occupier faithfully paid his money to the office every month.
it was always something…the bank's fault…or they forgot…or they had some financial problems and so on.
It is best not to use intermediaries. Try to run your business through people you know.
I can recommend your airbnb
don't know if you see this link
https://www.airbnb.nl/c/manolitoo?currency=EUR
We have been renting through airbnb for years, always a good experience.
Safe for the tenant due to payment and also for the home owner.
Thea
i'm not sure if i'm correct but i thought that air bnb in thailand is forbidden for a rental term shorter than 1 month. I would keep an eye out for this.
Airbnb is often better monitored than individual rental agencies.
The manager and owner Mr. Rolf Kok of the Majestic apartment complex in Jomtien, is a reliable advisor for you.
yours faithfully. Leen.Egberts.
My wife also bought a condom for rental, but it is almost impossible to rent through anyone, there are far too many condos for rent and sale in the region.
If you google it you will see it right away.
Anyway Suc6 and hope to see a good tip in the next comments.
Will probably mean a condo, it seems a bit cramped to live in a condom.
be careful especially with chinese and arabs. suitable for 2 people, however, later it appears that there were 10 residents. the damage was greater than the rent.
Rentals in jomtien and pattaya will be very tricky. Short-term rental gives a lot of work and also in terms of maintenance.
The number of vacant condominiums is enormous.
Hotel and guesthouse are struggling.
Buying is now the best option. Renting will be difficult.
In the past I often thought of buying a condo in Pattaya or another seaside resort, but I decided against it because I have no reliable acquaintances and no family living in the area.
Even if you think you have found someone reliable, because of the great distance you have no overview, whether or not it has been rented.
The so-called reliable person or rental company, who must of course also have the key in his possession, can settle this with you, whatever suits him/her best, and is suddenly no longer responsible in the event of damage.
Anyway, these are all things you have to think about before a possible purchase, but we wish you good luck despite of course.
Take the hotel law into account: you may not rent out for less than 1 month
Dear French,
If you are going to rent out, it always depends on the location and price whether you get it rented out.
And are also reliable companies, and you can also indicate that you do not want Chinese, Arabs or Indians in them.
And if you give the keys and keycards to a reliable agent, then those rules will also be followed.
Daily renting via Airbnb or booking.com is prohibited in Thailand, only if you rent out for at least a month.
But the owner or the agent must register every foreigner with Immigration.
You can't trust agents who don't do this !!!
I myself have good experience with 888pattaya.com, a small company with a friendly lady who also speaks German.
Call 0800141980.
But again it really depends on the location and rental price, what is your new construction project called?
Good luck and best regards.
Hello Jos,
thanks for the tip!
it's The Orient (2 bedrooms)
Sincerely,
French
Inform yourself thoroughly before you rent out via AirB&B - much stricter rules were introduced in Th for this last year, partly to protect the hotel industry. also strongly depends on how the management of the building deals with this.
Have rented beautiful apartments and condos through 'Home Away' (Travelmob) several times, including in ViewTalay IV in Jomtien. Accommodations were offered and guaranteed payments arranged via the Home Away website, correspondence took place with the owner. On site I was received either by the owner in question or by his agent. In ViewTalay IV, the owner was a Frenchman, represented by an English agent. Upon receipt, everything was recorded on photos, keys were handed over and a check was carried out on departure. Paid deposit was later refunded to my account by the owner. Everything was well organized for me, but an owner always remains dependent on the reliability of his agent. In fact, it may be advisable to only rent out to family, close friends and colleagues. But that's up to you. The (spacious) 3-room apartment in ViewTalay IV was beautiful, perhaps contradictory, but if I had been the owner I would never have rented it to strangers.
thanks everyone for the tips!
What I wonder here is that when you rent out this does not fall under "work"? In other words, do you need a work permit for this? Rent his income!
Hello Frans, I am Dutch and together with a Thai girlfriend I run a rel estate agency in the rental and sale in Pattaya and especially in Jomtien. Short term is indeed not recommended via airbnb or it must be at least a month due to the legislation here and certainly in the new complexes in Jomtien there is quite a bit of control on this. We do long and short term rental with a minimum of one month and take the entire process off your hands and also have our own cleaners and simply transfer the money every month and keep good contact with our customers and rent a lot to Dutch people. We are located with our office in Dusit Grand Park In Jomtien, so fairly central. It is also true that the market is very difficult at the moment because there is a lot of empty space, but good condos in good locations for a good price are still rented out well. We rent a lot through facebook groups, local market here and our website. You can feel free to contact us. Greetings Arne
Hello Arne,
I've already googled your website but don't know which one it is yet, can you possibly. pass on contact details? Otherwise you can also email me; [email protected]

The Orient, built by Matrix, is located in Jomtien near soi Wat Boon. Personally, I have had bad experience with buildings built by Matrix. Owners are Israeli who do not care about the maintenance of the building. I have won all lawsuits against Matrix and have been able to collect many Baht in compensation for damage suffered. The condominium is located in an area where a lot of construction is taking place and it is very difficult to get tenants. And I live in the area and am in control. Leaving it to third parties is often unreliable. Search on Google for the orient condominium Pattaya and you will be shocked by the offer. Place it yourself on the rental sites and deliver the key via the office. Also leave instructions there for cleaning and paying for electricity and water use. There are a lot of eyes and hooks.
