Dear readers,

Together with my former Thai husband, I had a house built in 2006, which must be appraised in order to arrive at a division. This house is located in Ban Dung in the province of Udon Thani. Because selling is no longer an option, my ex gives some cooperation and does not provide the correct documents for the land, the value of the house must be appraised.

Does anyone know who can perform a reliable appraisal in Thailand?

    If your ex does not participate in the sale, why do you think your ex will participate in the division?
    It seems to me that your ex already owns the land and the house, because the land cannot be in your name in any case.
    The house theoretically yes, but that seems unlikely to me.
    Moreover, a house that is not on private land has hardly any value if you are not allowed to live in it by the owner of the land.

      I assume it's about division of property after divorce. This valuation is therefore intended to determine the value.
      So it's not about sales.

        Indeed Ger. A value will have to be determined to the house in order to arrive at an estate division. I also no longer expect any cooperation from my ex in the sale of the house and have lost all confidence in this, although she has stated otherwise in court. I have already written the summons to her address to submit all this to the judge. Fortunately, we live in NL and I trust the Dutch judiciary in this.

    In any case, land is not in your name, so did you arrange this with a usfruct or lease with your wife?
    Is the house in your name?
    At land administration, I think you can request the value of the land. These determine that.
    Perhaps for the house, as well as the entire property, you can have an appraisal done through a real estate agent in Udon.
    I wanted to mention FBI in Udon, but it has been closed down by Thai besoignes, no longer licensed.

      Indeed the land is not in my name…a farang cannot own land in Thailand.

      I have already been in contact with Preben but did not want to carry out the valuation because my ex and her family did not want to cooperate in this. I can sometimes ask Preben for advice ... I read on his site that his company closed. Too bad because I would have loved to do business with him in this.

    I also wouldn't know if you get along with an appraisal, but try Era brokers, they also do appraisals and are also in Udon.

    But just like Ruud says, it is her land and at the land office you have to sign (if you come along as a falang) that she has paid for the land with HER money.
    Even if the house were yours, the owner can always prohibit anyone from accessing her property.
    In Thailand they have "family" for that, who help her "for a while".

    Strong one, but think of it as a poison(t) for the good time with her.

    The land office has information about the current value of the piece of land in question. The value of the house is more difficult to find out, but often does not amount to much, while it is often depreciated earlier and its value rarely increases. The purchase value of the home minus depreciation is often a reasonable indication.

      We live in NL and have been officially divorced for a few months like most Thai, she went her own way and there was another man involved so I made the decision. I was forced to leave my OWN house in NL and have to sell it and of course she is now entitled to all funds, but there is also a house in Thailand whose value must also be divided.

      Despite her last commitment to the court for full cooperation in this, she wanted to sell the house, but so far I only get opposition as expected…..and she arrives with documents from the house so that we cannot sell it or she tries everything to get out of sales so as not to have to distribute anything. There have already been several potential buyers and all have dropped out. Her family also plays an important role as usual… and they want to prevent loss of face. After all, her family lives in the house.

      Indeed, I have long distanced myself from the house and she can keep the house for me, but then it will have to be settled. There are still funds to be distributed from my own home in NL and it seems most reasonable to me to take the investment value or the rebuilding value of the home in Thailand as a benchmark. For this, an honest / reliable and independent valuation of the property must be carried out. My ex has also stated that he will fully cooperate with the court and that he agrees with the real estate agent/appraiser that I designate.

      If no reliable / independent real estate agent can be found, a value of the home must be determined in all reasonableness, the purchase value seems more reasonable to me .... given the price increases in recent years.

        Well, Willem's story will be different now, my wife sometimes does the house trade and comes directly from the area of ​​Ban Dung, namely Thung Fon and can possibly make an appraisal, and there has certainly been a price increase, so the purchase value is certainly reasonable, although it is possible your ex sometimes think differently about that
