Craftsmanship….This contractor is not tied to a region.
You can believe me, worked in construction all my life, so recognize a bungler
within 5 minutes.

It is very difficult. All scammers. you are also scammed in the material. Have a lawyer draw up a contract and include all clauses. Hire your own supervisor. And if you end up in court, you will usually lose to the Thai at the regional court in Prachuab Khiri Khan.
Buy an existing house and adapt it or take the risk and say goodbye to your peaceful retirement life.
