Dear readers,

With great interest I look and read looking at houses in Thailand. I have some questions about that because I see so many different houses, I wondered, do you have to have a drawing of your house made in Thailand and apply for a permit? And as a foreigner, can I also help with my own home?

I wish everyone happy days and a healthy 2021.

Regards,

Henk

    dear Henk,

yes, you must have a drawing
yes, you must have a permit
and no, you are not allowed to work on your own home, but you are allowed to supervise

Yes of course what did you think? The rules have changed considerably in recent years
You really need to have a good drawing made with all the details

Depends if you also want to have utilities. For this you must have a house book with house number and you only get that if you have a permit to build.
I also bought a piece of land with an existing Thai house on it that received electricity from the neighbors and water from a pond with a pump. To get power there, I had to submit a few simple construction drawings with dimensions and photos of the house around. After approval we received a house number for this and tabian job and you can then apply for water and electricity with it.

So without utilities you can build whatever you want without a permit?

That will also depend on the area where you live, but in the countryside in the villages no problem.

Ten years ago we built a house of 10 by 12 meters and without any permit in Ban Nong Na Kham, a village near Udon Thani. When it was done we went to the town hall with two important people at that time from the village with pictures on my phone of the house. They wanted a real photo back then, which wasn't easy because I really don't think anyone in the village had a printer. Within a week we knew our house number and the following year I received the yellow book. We have electricity and water from 15 meters deep from the ground, which I also had measured in the Netherlands and approved.

We also did the same in Ban Nong Na Kham 9 months ago. Had no problems at all.

15 years ago I had a house built in Thailand
Made a drawing on the back of a cigar box near Pattaya
Showing the drawing to my Thai neighbor the man was respected in the village.
Where I live now he was into cockfighting.
He arranged everything without me paying a penny for it.
This is also the case in Thailand.
Unfortunately, the man died of natural causes at a fairly young age
