What are the prices and where can I buy land for a good price in Hua Hin?
My Thai girlfriend and I live in the Netherlands. We want to move to Hua Hin in the longer term and are already looking at a piece of land about 1000 to 1600 square meters (1 rai). We are looking for people who offer land for sale and who have experience in buying land in Hua Hin.
We would like to hear from people who have done the same with what we want to do now.

When one thinks of 1 Rai in the immediate vicinity of Hua-Hin, one should think of several Millions. Near the coast it is completely priceless. That starts long before Cha-am at the fishing villages to far beyond Pranburi that it was far unaffordable for me for a small piece of land of 300 or 400 M2 10 million. I think Hua-Hin is often chosen as the 'counterpart' of a place like Pattaya, but Hua-Hin is starting to look a lot like that too. For example, if you look 100 km further in Prachuap, it is quiet and clean there, but most of the land close to the beach has been taken over by the military and nothing is available for private construction. At Bang-Saphan you still have a chance. At Hua-Hin you have to go far into the hinterland to find something affordable. The only affordable alternative is to find a poorly maintained existing house that is for sale or a new house in a new residential area with security…..and then there is little for sale under 5 Million. Good luck with your search through the dozens of 'Real-Estate' offices, even the Russians are now also involved in the housing trade. I rented until 2011 6 houses, detached bungalows of 3 to 5 bedrooms 10 km from Hua-Hin direction Cha-am 250 meters from the beach, 2 swimming pools available, tennis courts, security…. I had to do the overdue maintenance and furnishing myself and paid an average of 10.000 Baht. They brought me 60.000 a month by subletting to groups or longstayers.

@Corretje: I don't know where you monitor the financial markets, but I think that interest rates in Europe will be as good as nothing for the next 2 years. In the USA, on the other hand, interest rates are rising slightly, with the result that the dollar will probably become more expensive against the Euro. And since the Bath is pegged to the Dollar….

@ Jeroen: Just for your information and to base yourself on: My (Thai) wife and I bought land in March 2016 in Hua Hin (+ – 5 km from the sea). Land = 1000 m2 . It is a small allotment of 6 lots, completely walled, completely flat, with water and electricity. We have paid 2.350.000 baht. There are still 2 lots for sale. If you are interested I can send you the details of the seller.

I hope you are right about the Thai bath. Currently it is very low and sure to make a hefty investment. Maybe moving to Cha Am or another city isn't such a bad idea after all. Prices are cheaper there. I want to buy a little more land in order not to live so close to my nearest neighbors, hence a lot more land. I don't like house to house.
We will see if the Thai Bath wants to rise, but I'm afraid of it.

The land is near Black Mountain
and the asking price is !5 million baht.
Got it last March
at the broker Engel en Voelker
commissioned for sale
but have no binding contract with the broker.

It is not entirely clear whether you have 5 rai or 10 rai (16.000m²) on offer.
And is the asking price now 5 or !5 (15?) Million Baht?
The only piece of land that the broker offers for 5 million Baht is 3232m² and is located at Springfield Golf Course at Cha-Am.
Finally, I wonder what I should imagine with a 'non-binding contract', partly in view of the text on the broker's site:
“Once all the object-relevant information is available, the best selling price has been agreed upon and the ideal marketing consultation stage has been defined, the assignment of tasks between real estate agent and seller is agreed in writing in the brokerage agreement. The qualified exclusive commission is the only way of achieving the full potential in terms of time and services as well as providing a way of measuring the success as a reflection of our marketing measures. ”

Dear Chris in the village. In my humble opinion, a rai is 1.600 m2 and your 5 rai is only 8.000 m2 greetings Rob.
5 rai is 8.000 M2 or is near HH de Rai 3.200 M2 ?
Some people's figures should not be taken with a grain of salt, but with a lump of salt. If, because of the banana trade, you can live lavishly for 100Euro/m for the two of you and get by with 350THB/m of electricity, it is not surprising that a rai is also 3200 instead of 1600m² in size.
