Reader question: What is the best way to sell a house?
Dear readers,
I would like to inquire about the way to sell a house in Pattaya. The house is in the name of my Thai wife and we would have loved to sell it. How do we best approach this?
We assume that this is best handled with a Belgian or Dutch broker. I have already found and written to a few, but Thailandblog usually has a lot of experience. And that's what we need. A transparent way to sell our house.
I know this question has been asked before, but I couldn't find any really recent information. The last really relevant information dated back to 2015.

I personally find brokers here very lazy and not very helpful
There are practically no brokers here. They are all cowboys who open an office here and are only focused on the 5%. Were they real estate agents in their country, well not and a good real estate agent has had training for this profession. In Pattaya there is an overabundance of houses and condominiums that are offered, just like with me in Phuket. It can take years. You can forget profit anyway. Just a sign in front of your house with "FOR SALE" on it and then wait and see.

Selling a house in Pattaya is possible if the location and price are right.
At the moment there are no more buyers from Europe, so I concentrated on the Chinese market.
You say that the house is in your wife's name, that's no problem if you sell to a Thai, but if I sell it to a Chinese, the house has to be put in a Company, and that takes a few months.

We have a house in Pattaya and have good experiences with the above sales / rental office.
Just like in the Netherlands, you have those so-called brokers and advisors who have given a lot of customers wrong information these days. Nowadays there is a hefty price tag for advice alone. A bunch of scammers here too.

My wife has a real estate agency Villaspattaya.info, and regularly advises her, because we hear more and more Indian stories from the so-called real estate agents. She got a house for sale where the seller asked for a bottom price of 6.500.000 baht. The seller told my wife if she wants to ask more that it is for her, but we were not pleased with this sales practice and started with an asking price of 6.9 million. To our surprise, we saw the same house at a number of real estate agents for prices of 7.5 and even 8 million baht.
Someone who made an offer of 7 million got the impression that he had a super deal, but if you're doing that you're doing it wrong. Pay particular attention if you sign 2 sales orders. The first is the normal price and the second is the bottom price for the seller, which they then make much higher and pocket the difference. I have warned about this before in my columns.
