My girlfriend and I are going to buy a land in Thailand soon. Now of course I have to transfer money from my account here to an account in Thailand. Now I read left and right that it is best to have such a money transfer from Belgium to Thailand with the aim of “purchasing land” officialized with a “Foreign exchange transaction document”.

Anyone have any idea how this works? Where do I request such a form? Can this be done online or do I have to arrange this myself in Thailand?

Please share your advice and experience.

    Available from a main branch of Thai bank.

    Depending on the sum, you will receive a foreign transaction form (torTor Sam ) from the value of 50 000 us dollars.
    without one of the two documents, the registration of the property cannot proceed…
    This document allows you to export the same amount back from Thailand later on when you sell the condo , and after payment of tax on the sale .

    However , if you were to buy another condo with money from that purchase , you would have to do it in the opposite direction and enter it again , except if you have a foreign money account , then you can use it for this .
    Thailand is eager to get its share of the exchange rate..

    You can obtain a Fet transaction form from the bank to which you transfer the money. You indicate to the bank what the money is for (purchase of a condo). However, you buy land, in Thailand you cannot own land. So the purchase will probably be in your girlfriend's name, so I don't really see the point of a Fet.

      Hello Rene,
      Thanks for your comment. The land is in my girlfriend's name. By signing a document in which she supposedly “borrows” from me, I can take out a mortgage on the land as security.
      If I ever sell land back, it might be useful if I have such a FET Transaction document in my possession, if only to possibly bring the money back to Belgium later.

    Be careful when buying land in Thailand. As a foreigner, you are not allowed to own land and not through your girlfriend or boyfriend. If you receive a receipt, you will notice how the laws in Thailand work, so be well informed by one of the government specialists who will tell you everything. well, otherwise you have a chance of easily losing everything like I did with 200 rays to the ???? and it is full of rubber trees
