Buying building land in Hua Hin, where should we be?
Dear readers
My Thai girlfriend wants to buy building land in Hua Hin. We would like to go there in May. Does anyone have any idea who or where we can best contact for this?
Many thanks for all the helpful advice.
Regards,
Paul
Editors: Do you have a question for the readers of Thailandblog? Use it contact form..
You could contact me. I used to work at a real estate agency. Now I work for myself. Send your wishes: Size of building land you are looking for. Maximum price for the land. And where? in Hua Hin or outside? Your girlfriend can contact in Thai. Send it to [email protected] Regards Pada
What kind of price per m2 should you consider. We also think about this.
Paul,
it is all less clear than in Europe. I would start by going through the brokerage websites. In addition, simply write to the brokers. I'm afraid some of them won't respond because they don't speak English enough. Maybe you have someone who can call these brokers.
Furthermore, there are simply pieces of land for sale that are not offered anywhere. For sale via signs along the road. So just go. But here again: Thai language is necessary.
Paul,
I would rent a car and just drive around to get to know the area. In my neighborhood there are several signs with land for sale. Don't just stay on the main roads, also take a look in the side streets. With a reliable local lawyer, it will then be possible to make a purchase.
Buying a building plot there soon without experience? Then you will definitely make a bargain. The brokers are always looking for these kind of people. Can they always make good money? You can also take your time to look around, informing and looking around is always rewarding in this case. Patience, don't rush anything, you should always try, don't be easy prey. Brokers always earn money on every sale, and preferably as quickly as possible.
Search the internet at dd properties Hua Hin. This indicates which land, houses, etc. are for sale. Photos, price and broker are also indicated
Later when you go to Thailand you can view it on site.
Especially going to look, and see if there is electricity, is not so self-evident and a very expensive thing to have it installed, the same with water pipes, and of course it is important to see if there is internet because it is not self-evident either!
The prices just outside the city are slightly cheaper, you will find prices around 2500 Baht per m2, look for that in the Black Mountain area, it is not that far from the city (XNUMX minutes by scooter) and a lot cheaper.
FYI: City 88 a large developer asks 6000 Baht per m2 at the end of soi 88, so close to immigration and with the obligation to build with them.
Just this, you can also look at Hua Hin Marketplace on Facebook, private individuals also advertise there, it is also good to drive around with your Thai wife and call on the signs that you see on land with for sale, you can also still bargain on the requested price good luck!
As far as I'm concerned, all advice to visit a real estate agent can go in the trash. Perhaps only 1% of the offer is offered through the broker, usually and that is customary land is offered by placing a sign with a telephone number. Your girlfriend is Thai so she should definitely know too. In addition, the banks also offer plots that have been confiscated due to non-payment, walk into the large offices. Would rent a car, drive around a lot in every street, neighborhood, side street etc. and then see what's for sale. Negotiate by making an offer, and after agreement go to the Land Office where the land can be paid for on the spot, put the money on the official's desk and do not transfer it there in advance. And especially do not transfer in advance because then the seller says thank you and sometimes you do not get your land transferred and then try to get your money back, money disappears and the land is not in the name of the seller and then impossible to get your money getting back.
The best advice given above is as follows: if you are planning to buy land (and/or property), look around in Thailand first. Paul plans to go next May. Well- rent a car, drive around, talk to people, walk into building project offices, inquire, etc. etc. Then go home and think through your plans and ideas before making a decision. Don't act hastily, and don't make decisions out of enthusiasm.
All kinds of Western (and run) oriented brokers appear on the internet, with Western prices.
Perhaps there are small Thai estate agents, where it could be cheaper.
You have a Thai girlfriend, so language is not a problem.
And if you dare, you can drive yourself around looking for red sales signs.
OK, you can also go to fazwah, hipflat, dd properties, but you may be more expensive.
Of course you can do it anyway and raise your light.
Just google “land for sale in Hua hin” or house.
