Reader Question: Who knows a reliable house building contractor near Sawang Daen Din?
Dear readers,
My wife has a plot of land of 3 rai near Sawang Daen Din (Isaan). We are thinking of building a house there.
In a retrospective by Jacques Koppert on www.thailandblog.nl I read a series of experiences that did not make me feel good. Do any of you have experience with a reliable contractor for the complete construction of that house near Sawang Daen Din?
I am going to Thailand at the beginning of December and would like to make the first contacts there. Thanks in advance everyone!

I don't know where your village is, but I had a house built near Si Chumpu by a very reliable contractor. If you live in the area, let me know.

I'm in touch with http://www.royalhouse.co.thl this is a very big builder for private houses, just check their website. These have a lot of ready-made "beautiful" homes and you can choose one for everyone.
Only construction costs (no land): homes from 1.5 million to 20 million. (real palaces)
The houses are delivered completely, painted, window frames, floors and electricity, without landscaping or furniture. You can choose the kitchen, but IKEA in Bangna (Bangkok) also sells "western" kitchens at very low prices (by Thai standards, Miele, Siemens, etc.). You have to assemble it yourself or have it installed.

Thank you GerrieQ8. Si Chumpu is located approx. 140 km from our future construction site. Can this be bridged by the contractor? Does he provide clarity in the contracts, specifications, plans, duration of construction, etc...etc..? It would help me a lot if I could possibly have some clarity in December. Dear Jan VC. I think he can. Also sometimes builds in Khon Kaen. Hereby his phone number 0817693948 His name is Bonmee and doesn't speak much English. I have not signed a contract with him. Just a drawing I made myself. He made a price and after my agreement he started. Ready within 200 days. I want to stay away from it. Feel free to call my name. Can only say that for the agreed amount I got more than I expected, such as air conditioning, water filters and pumps, tiles, hot water supply and my own brick kitchen.
Never had any problems and 2 year warranty.

I started working with a contractor 9 days ago. I had a drawing done first. And then negotiated a price with him. According to him, my house will be ready in May 2014. I update my website every day with new photos. We are now 9 days further and so far I am very satisfied. We work 10 hours a day 7 days a week. You can view the progress at http://www.janpen.eu . Maybe ask the contractor if he knows the Sawang Daen Din region and if he would like to work there too. My wife can certainly take care of the communication. Jan, I know several good contractors near Khon Kaen. This is about 180 km from your place. Distance is - normally - not a problem. I can show you several houses inside and out here as a reference. The first impression of a contractor and his work on others can be good.
The later impression, during the actual work, may be less positive.
Hence some comments, of which you may use 1 or more.
1: you can agree on a fixed contract sum in advance. That can be beneficial for you. However, it may also be that this is rushed, because he can quickly start another job (time=money). While the Thai quality is regularly less than what we are normally used to. An alternative is on an hourly basis, with a possible extension of the work (hourly invoice). You can also offer a premium for good quality work, which is delivered within the specified period.
2: ask for an open, specified quote: number of workers, number of hours, hourly prices for chief and assistants, materials (specify brand and model if possible). This gives you insight into the lead time and the quality of the materials you want. And you can assess whether the total price is realistic.
3: always request a quote from multiple suppliers based on the same specification (comparing apples to apples); leave suppliers room to come up with good alternatives in addition to their quotation based on the specification, there may be a good idea that you can use to your advantage.
4: contractually agree that he will carry out the work himself, that he will be present with his own permanent team. Sometimes the contractor hires another (less good, cheaper for him) team from outside.
5: include an unforeseen item for yourself of approx. 5-10% of the total sum.
The better you specify in advance in the quote request and contract stages, the fewer surprises at the end.
6: stay financially at the helm yourself:
a: workers receive weekly wages, so pay wages properly at the end of the week;
b: often the contractor himself has little working capital; he needs money for materials;
only give money for material that needs to be bought in the next day or week
and have it demonstrated that the material is then also present at the location.
c: you can agree on some picket posts in the planning and the associated amounts to be paid in advance.
d: always leave an amount open at the end (delivery), so that you still have a leg to stand on in the event of any less cheerful quality issues. That last term still gives you a trump card so that everything will probably/hopefully be delivered satisfactorily.
7: If possible, stay nearby during construction! If that is not possible, have someone regularly (preferably daily) monitor your progress and maintain close contact with you. Someone who is aware of your quality requirements and who can also successfully communicate this to the construction team.
Hopefully there will be a nice house soon.

We still lived in the Netherlands, but had hired a Dutchman from our park and he went to check it out every day.
Fortunately, because otherwise we would have had a height difference of 20 cm. and we absolutely wanted the whole house to be flat.

After thorough market research, discussions and seeing previous work done by the chosen contractor, I thought I had found a good contractor.
Was disappointed, because he was usually on another project himself and sent me a second-rate team on the roof. Some people have been replaced over time. Fortunately, I was on site every day to adjust the project to the pre-agreed quality. I needed eyes from the front and back. In the end it turned out fine. But maybe next time just buy something ready and ready.
I didn't go for the lowest price. For the best quality/price ratio.
Whereby European quality standards are adhered to as much as possible.
