Dear readers,

What is an acceptable price for a plot of land of 800 m2? The land is located on a main road, electricity etc is already present. Neighborhood Nakon Thai District.

Please specific answers.

    Bart, which province is Nakon Thai in? And is it Nakon or Nakhon?

    I can not find it. You will find Nakhonthai in Laos, but that is probably not what you mean. In general: Thailand is such a large country that mentioning the province always makes sense.

    Finally. Land prices go along with the economic cycle and just like in NL and BE, it just depends on what you want to pay for it. There are no general rules for it; view the place, the location, the adjoining area, the zoning plan, your budget, whether the plot has a chanoot and whether construction is allowed.

    It is best to go to the Land Office in the district where the land is located. There you can compare surrounding land(s) and also inform you about the "value" of the plot you have in mind.

    here In Chumphon, asking prices from 200.000 bath per Rai=1600m2.
    Usually between 300.000 and 500.000 bath per Rai, but on the
    coast from 1 million and above, price is determined by demand, location

    800m2 is half a rai.
    In Pai, MHS outside the village, a Rai without chanote goes for 300-600k thb.
    This is “Sit ti kep kin” land where you can build a house for yourself and do farming, but not start a business.
    With chanote it is roughly 1 million per rai. Mind you, outside the village.

    In Chiang Dao, off the main road, and not centrally located, a friend just bought 1 rai with chanut for 1 million, when the going price there should now be 2 million.

    Since you write about electricity, I suspect a chanote, so my rough estimate is 500k thb for the 800m2.

      สิทธิเก็บกิน (sìtthíe kèb kin; L, H, L, M) :: right (to) proceeds => usufruct, usufruct.
      I don't think this is a building permit or a permit to operate a business. That is determined by the zoning plan and I have not found it on the land title deed (โจนดที่ดิน; chànòot thîe: din, L, L, D, M).
      I don't know if the land register (สำนักงานที่ดิน; sǎmnákngaan thîe: din, S, H, M, D, M) records the sale price. I did not find this on the land title deed either.
      It may be that, in order to reduce the transfer costs, when land is transferred at the land register, the declared value is lower than actually agreed.
