Acceptable price for a building plot of 800 m2?
Dear readers,
What is an acceptable price for a plot of land of 800 m2? The land is located on a main road, electricity etc is already present. Neighborhood Nakon Thai District.
Please specific answers.
Thank you in advance!
Regards,
Bart
Editors: Do you have a question for the readers of Thailandblog? Use it contact form..
Bart, which province is Nakon Thai in? And is it Nakon or Nakhon?
I can not find it. You will find Nakhonthai in Laos, but that is probably not what you mean. In general: Thailand is such a large country that mentioning the province always makes sense.
Finally. Land prices go along with the economic cycle and just like in NL and BE, it just depends on what you want to pay for it. There are no general rules for it; view the place, the location, the adjoining area, the zoning plan, your budget, whether the plot has a chanoot and whether construction is allowed.
Dear Eric,
This is located in Phitsanulok province.
Greetings ,
Bart .
It is best to go to the Land Office in the district where the land is located. There you can compare surrounding land(s) and also inform you about the "value" of the plot you have in mind.
Success with it…
Nakhon Thai District,
here In Chumphon, asking prices from 200.000 bath per Rai=1600m2.
Usually between 300.000 and 500.000 bath per Rai, but on the
coast from 1 million and above, price is determined by demand, location
and quality.

Does it have Chanote or not?
If not, what land paper does it have?
800m2 is half a rai.
In Pai, MHS outside the village, a Rai without chanote goes for 300-600k thb.
This is “Sit ti kep kin” land where you can build a house for yourself and do farming, but not start a business.
With chanote it is roughly 1 million per rai. Mind you, outside the village.
In Chiang Dao, off the main road, and not centrally located, a friend just bought 1 rai with chanut for 1 million, when the going price there should now be 2 million.
Since you write about electricity, I suspect a chanote, so my rough estimate is 500k thb for the 800m2.
Succes
Mark,
สิทธิเก็บกิน (sìtthíe kèb kin; L, H, L, M) :: right (to) proceeds => usufruct, usufruct.
I don't think this is a building permit or a permit to operate a business. That is determined by the zoning plan and I have not found it on the land title deed (โจนดที่ดิน; chànòot thîe: din, L, L, D, M).
I don't know if the land register (สำนักงานที่ดิน; sǎmnákngaan thîe: din, S, H, M, D, M) records the sale price. I did not find this on the land title deed either.
It may be that, in order to reduce the transfer costs, when land is transferred at the land register, the declared value is lower than actually agreed.
Phitsanulok?
But really no one can say what is acceptable.
You must decide for yourself whether the price being asked is acceptable to you.
And inquire in the neighborhood what the land prices are there…as someone said.
I don't know what you mean by a main track, but a main track already makes me shiver, even if there is electricity and water there...
Specific?… Really? …
In the north-west of Suphanburi, located on a ridge and an asphalted country road, a rai of land is being sold for 400.000 baht in cash. The corner buildings are slightly more expensive. You can build a house on it. The ground there is already provided with water and electricity and is above the water level, so that it is not flooded every year. Is the case in a large part of Suphanburi, so it is important to pay attention to this. Even though it is more northerly. (Phitsanulok).
On installments, people have lost double, they know how to achieve their profits.
So half a rai, as in your case, should cost 200.000 baht there.
Everything through Chanot at the land office.
There are several titles for the country, chanote is the best.
Further : https://www.samuiforsale.com/knowledge/thailand-land-title-deeds.html
Furthermore, it depends on where the ground is, city or somewhere (far) outside?
Has dirt, poison been dumped on it in the past?
Of course further whether it goes through a broker or not. Directly through owner?
Real estate agents have increased in Thailand and land and houses are more expensive, partly due to the Chinese interest.
How is the location? Does it fill with water during a shower?
Is it too close to the road, because otherwise you will lose ground if the road is going to be widened.
You are also a farang, so that also saves on price, you end up higher.
OK electricity nearby is also a plus.
I sometimes look around the whole thing and sometimes you said wow expensive to wow that's still cheap.
I can't really put a finger on it.
I've been doing it for years and have seen the price go up.
Years ago I was able to buy a piece, seemed great to me, a stunner of a house with a swimming pool in the province of Loei, 40 km from Loei, with no less than 28 rai on land. Just didn't work for me, because 9 million baht was asked for it, thought it was still relatively cheap. Tried to find fellow people for the whole, but unfortunately, nobody. The broker also did not do it without 28 rai. Was a package deal..
According to my Thai wife, her country is now doing 10 million for 10 rai, is that right? No idea.
