The extended and updated visa file of January 2016 states the following with regard to the period of validity of the bank statement for “extension of temporary stay in the Kingdom”: Page 38, The bank statement may not be older than 1 week.

Went to the SCB bank on 17-02-2016 for that statement (200 THB). As in previous years, that was no problem at all. Went to Immigration on 18-02-2016 (110 km one way) where the bank statement was refused. It was 1 day old and that was not allowed. It had to be the same day.

My wife called the immigration office in Bangkok on the spot. Yes, that's right, it must be from the same day. When my wife asked when that had changed, they did not want to answer. My wife argued that Immigration should abide by the law. Roaring laughter on the other end of the line. Ma'am, that part of the law was not made by us, so we can do with it what we want. That was pretty much the gist of the story in my words.

Ok, then I'll go to the local SCB Bank. It was refused there to provide a new bank statement. This had to be done at the office where the account was administered. That meant returning unfinished business to do it all over again the next day.

Incidentally, no attempt was made in any way to make me pay an extra amount in order to have that bank statement accepted.

The extension was successful the next day with a bank statement of the same day. I didn't ask if it might be 10 minutes old next year because I'm not going to make it. 110 km in 10 minutes is a bit fast. An airplane at cruising speed would just make it.

All in all 4 x 110 km for a simple extension. It shouldn't get crazier. I'm starting to wonder if I still have anything to do in Thailand with the posturing and, in my opinion, bullying.

Regards,

Willem

Dear Willem, you are right about your comment. Stubborn and disrespectful approach from some immigration officers. When asked questions, they are too full of themselves to give a decent answer and they don't have one. They are strong shoes that can carry the wealth. The meaning of the nonsense. It could just be that if you had handed this in to someone else, you wouldn't have had a problem. The Thai do not correct each other and allow this to happen. You don't want to lose face as a Thai.

Same problem here in KhonKaen, bank balance statement had to be from the day of application.

'I'm starting to wonder if I still have any business in Thailand with the posturing and, in my opinion, bullying.' This is to be expected in a country full of arbitrariness and power games. It's all part of it. Justice is a luxury.

Welcome to Thailand they do exactly what they want they are so corrupt they expect your extra money under the table and then everything goes.

    Willem,

I have been coming to Thailand for over 24 years and all these years I have wondered what possesses the farang to come here with a lot of money, with all their assets, to buy a condo or house and not even be able to get a residence permit based on that. Some people then start a business only to have a lot of misery and not even get a visa based on that, on the contrary, an expensive work permit has to be added on top of that and in many cases some polls have to be filled under the table. .
We all know the answer: beautiful women, but do you think that there are no beautiful women in neighboring countries and that they are usually satisfied with much less than the Thai ladies and where as a falang you still get respect, which you do not get in Thailand? (with some exceptions). But then you have had to dig deep into your pockets and usually also have to take care of the family.
Many friends have been asking me all these years why haven't you bought a condo or house in Thailand yet, set up a company, etc...
Buying is easy, selling it back without a loss is usually a bit more difficult, but for me it's all about when you buy a property and based on that you don't even get a residence permit, no thank you.
For a few dozen dollars I have better visa conditions than in Thailand, and everything else is much easier, no hassle to open an account and then another 7% interest.

    regards

You write: "For a few ten dollars I have better visa conditions than in Thailand, and everything else is also much easier, no hassle to open an account and then another 7% interest."

Which country is this?? I have been looking for an alternative to Thailand for some time now.

Bank statement must have been from the same day since time immemorial. Never knew it differently at Nonthaburi immigration

I also don't know why there is now a sudden deviation from the rule that a bank statement may not be older than 1 week.
Curious how that went for you in previous years? It seems that older than 1 day in the past was accepted.
If you go to immigration with a bank statement, it is best to also bring your bank book, which may be requested, now you could have taken that book to a local SCB bank and then the book on the day of requesting could have provided the year extension with a balance print of that day, perhaps they would have gone too far together with the statement.
Anyway, keep it simple, next time bring a statement dated on the day of the renewal application and your bank book updated on that day.
    Success.

That would not be possible here on Phuket. If you want to complete a year extension in 1 day, you have to be on the doorstep before 7:XNUMX am: otherwise it will take at least a day and a half. I'm curious.
Talk about injustice. I have been living here for more than 10 years now. My wife was very keen on owning a home. So we built one, after setting up a company. Everything went well for a while (except my wife died)
In 2014 I suddenly found a stencil on the fence (not in the mailbox, not in an envelope), which was written entirely in Thai. So I visited my accountant to ask what it was: it turned out to be a request to pay property taxes. At the Tessa Baan I found out with some difficulty that they wanted 27.000 baht per year, with retroactive effect from 2011(!). That didn't make me happy, but what do you do?? I paid 81.000 for the Years 2011,2012, 2013 and 54.000) Last year I did another catch-up: 2014 baht for 2015 and XNUMX.
In January 2016 I found a similar leaflet: they wanted money again. This week I went to pay with the help of a translator: 27.000 baht. Upon inquiry, we found out that it was a typical farang constructive: Thais do not have to pay, mixed couples who have put the land in the name of the Thai woman, do not have to pay either. But I am a simple elderly widower and so I am swindled by the government at 27.000 a year

I feel badly ripped off and seriously wonder what I have to do here........

    • Nico B says up

Lexphuket, that is a very bad experience you have, the cause is apparently that you have your house in a company, perhaps you are selling it or. and put your house in the name of a reliable Thai? Then there is nothing or almost nothing to lift. A Thai also pays this property tax, but that is a very small amount, about 200 baht per year, to be paid by the municipality. Or you leave it that way and accept that you have to pay this tax with the advantage that you can keep your house under your own management.
      Success.
      Nico B

    • Henry says up

You may not like to hear this, but you are responsible for this tax yourself. You have transferred your property to a company, so you pay taxes as a company. I would even advise you not to stir this pot too hard. Because as a private individual, transferring real estate is not legal. The deed of sale can even be declared null and void. You will not only lose your money but also your money.
Like most, you should have put everything in your wife's name. Didn't you have these problems now

      • self says up

That's right Henry, it's good of you to say this. Because of the company construction, Lex on Phuket has made himself subject to a kind of levy on house and land. That would not have been the case if house and land had been put in the name of his (legally married) wife, and as a result of this marriage the provision, deposited with the land office and stated on the back of the chanote, that he would have lifelong usufruct with her die earlier.
A company does not always offer protection, in fact: it can be argued that a company to acquire/maintain land is contrary to the meaning of the law. Plus that it can be claimed that the scope of the company has expired due to the death of the wife.
Don't shout/grumble too loudly, and don't go against the grain of governments: good advice.
I would advise Lexphuket to talk to a reliable lawyer.

    • Rob says up

      Hi Lex phuket
I am now also building my house.
But I also have a question about the real estate, maybe we can get in touch with each other.

When dealing with the government, you have to be strong and have a Thai woman with you who is guessing and stands her ground.
We have three officials sitting next to each other who issue visas. Do all three ask for different extras in addition to the legally required,
Upon inquiry I found out that a bank statement must be of the same day.
Could it be different tomorrow with a colleague.

So I think it is better that Ronny adjusts the visa file in the next version so that people are not disappointed. Despite the fact that the law prescribes otherwise.
By the way, in previous years I had no problem at the same immigration office with a bank statement that was, say, 2 or three days old. It is strange to read that Henry has never experienced differently that the bank statement must be from the same one. I wish I had known sooner 🙂
Despite all the effort that Ronny has made to put together a good visa file, it turns out that it is all relative in Thailand. Incidentally, what Ronny also warns about.
I maintain that I'm starting to get a little tired of it in Thailand. Years ago I hoped to experience a little peace of mind in Thailand, but that seems to be getting further and further away.

Greetings and thanks for sharing your experience in this area
    Willem

Willem, as I said, make it easy for yourself, just bring a bank statement from the day of the renewal application and your bank book with a balance printout in the booklet on the day of the renewal application. Don't make it difficult if it can be done easily.
      Success.

      • self says up

That's not the point! Bringing a bank statement dated on the day of the extension application is a solution that everyone can think of. There's nothing difficult about that. The discussion includes the observation that in some places legal requirements are ignored by local officials. Identifying this kind of arbitrary behavior as a problem can help change attitudes, as has happened with the random taking of urine samples on the street by the BKK police, as well as with the alleged obligation to always have to carry your original passport with you. Which does not mean that things no longer take place here or there. A bank statement may be 7 days old, and abuses must be permanently exposed! It's already such a mess.

    • Nico B says up

Willem, this is not due to what Ronny has included in the Visa file.
The fact that Immigration sometimes jumps from one subject to another and can therefore be unpredictable and deviates from a rule is well known and is repeatedly reported by Ronny.
Apart from that, it is also the case that any Immigration Officer is allowed to deviate from the rules as he sees fit, for any reason. It is well known and established by law that the final decision is made by the Immigration Officer. Difficult sometimes, but it's no different.
Next time just bring a bank statement from the day of the application for extension, just from the word application it is clear that a decision must be made by Immigration, yes, the handling Immigration Officer.
With the foregoing in mind, I don't see why there is such a fuss about this.
      Success.

    Well, what's better than who...
Came to Thailand a lot, first time 7 years ago.
But in the last 2-3 years it is more and more Vietnam.
Has a lot to offer and a single statement won't cut it.
Honest people not yet accustomed to too much "falang" I recognize.
Furthermore, the beer costs half, the overnight stays half, room train and bus are dirt cheap.
Da Nang has a pleasant climate.
And 3 month visas are also no problem, via airport.
    Not everyone speaks English yet.

Bank statement may not be older than one week .
That has been the case here in Chiangmai for several years now.
Even better is that one of my banks , the Krungsri bank ( bank of Ayudhya ) branches themselves are no longer allowed to issue a bank statement since the last few years .
I go to my Krungsri branch a few days before, the bank employee fills out a document.
That is sent to the head office in Bangkok, after about 2-3 days I can pick up the bank statement and it is stamped on the date of the application.
Never had any problem on this subject with the CM imm.
In the past when I first came to live here it was indeed on the same day.
But what do you think with all those long queues at the CM immigration early in the morning.
Sometimes it is come back to morrow , would mean that you have to go to the bank first .
To get another statement for the next day.
And all the banks in Thailand are not open at four in the morning.
I therefore wonder how all those stories about this subject come into the world again .

    Jan Beute.

After all those stories I start thinking why you would buy a house/condo in Thailand.
Go rent anyway and don't stay there all year, no immigration problems, no bank statements, no OR tax, etc, etc.

If you read carefully, you will notice that a number of people have the same experiences regarding the dating of their bank statement. Why do you doubt that? Chiangmai is not a model for all of TH. The fact is that in KK I experience that the same day date is extended. That, among other things, prompted me to use an income statement from the Embassy. In addition, I also have serious reservations about the many unyielding people here in TH, and I can imagine that sometimes it gets tired!

  15. ruud says up

What is actually the problem of that bank guarantee on the same day?
    It's so hard to do.
Go to the bank and then on to the immigration office.
Over time, I collected my bank guarantee from 3 different offices.
So you can probably just get it at any office near the immigration.
Unless I've been very lucky then….

  16. Tarud says up

In December 2015 at Immigration in Udon Thani I was satisfied with the income statement that you can obtain through the Dutch Embassy. The official converted the amount in Euro per year to Bath per month and was satisfied with that. Now I only read about bank statements from the bank itself. Does that mean that an income statement via the Dutch Emabassy is no longer sufficient and that 800.000 THB must be in the bank or a combination of 400.000 THB with an income transfer of 35.000 THB per month? I stay in Thailand for 6 – 8 months max annually with a Thai wife and have a yellow house book.
