This house was built in 2011, double-walled with insulation in the cavity. Total costs between 30 and 35.000 Euro (without land).

Was the house built yourself without further labor costs or by a contractor?
To get a clear vision, it is important to also indicate the ground area and where the house is built. The total costs then become a multiple of this amount and that is where the most money is involved. The materials used and so on, there is also a lot of price difference. The house will no longer increase in value, but the land will and you will eventually have to take that into account when selling, unless you continue to live in it, of course. Maintenance also costs a lot and is a significant factor in this warm country, I speak from experience.
It would be nice if you could (want to) tell us a little more about that. HG.

I do know that you can no longer have this set for that price, in the last year global prices of raw materials have risen by 30 to 100%, including here in Thailand. And indeed the land value is often forgotten and it is proportionally almost as much as the value of the house, at least if you don't want to build on 50 sqw as the locals do a lot here. And indeed mentioning the area would give a lot of information about both the house and the land .
I have understood from various sides that cavity walls are not recommended in Thailand because of the vermin that can move in ... even with filling such as squeak or glass wool ..
Anyone have a thought on this?
For that reason I chose to work without a cavity wall, I have a roof that overhangs about 80 cm on all sides, so that the walls are little exposed to direct sunlight so that you get less heating, The roof consists of insulated panels with a space in between to the ceilings of the rooms with natural, passive ventilation.
