In 2008 I moved to Thailand with my Thai wife and 2 children. First bought an old house unseen through the bank on 9 rai land in Nakhon Phanom for 500 k THB and stayed there for 8 months.

A traditional Thai house with a stone house downstairs and 3 wooden sleeping lofts upstairs. Toilet in the garden and shower ditto (barrel with water and a bowl to get wet). So a very high camping content.

Signed a building plan and after 2 months found a contractor to build our new home. Cost all in 2.000.000 baht. Built in red stone and concrete with a concrete ceiling finished with plasterboard.

All on one level and 220m2, living room 64m2, master bedroom 24m2, 2 bedrooms each 16m2, two spacious bathrooms one with bath and one with shower. And of course a kitchenette 16 m2. In front and behind a covered terrace large enough to have an extensive breakfast. Ready for the move after 6 months, beds and fridge in the car and ready for the first night.

What a pleasure, wonderful that air conditioning. But not finished yet, there still had to be a wall around it, a guest house annex barn and a swimming pool also seemed nice. For the guest house 8x8m and the wall the same contractor cost 500k. I built the swimming pool 5 × 10 in-house with the help of 5 local people for the digging work and construction, Costs all in less than 200k.

We've lived here for 10 years now and it's still great to our liking. Would we do the same again? Probably not because you build it twice and there are some points that I would like to do differently, if I had to do it all over again.

    Nice cool house Johannes. Lots of greenery at the front, terrace and swimming at the back. Your most important comment is that you have lived there for ten years and you still enjoy it. Every house could be better and more beautiful somewhere, but if you live to your liking, those are minor points. Well-being in a place is a greater good.
    And who doesn't, I think almost all, when you rent, buy, or build a house, you gradually find out that some aspects of the house should be different or better. But your state of well-being in a house is even more important. Johannes, with the same feelings of satisfaction on to the next ten years in your sturdy house.

    Beautiful house, has almost everything you need,
    to get a holiday feeling in your own home.

    Also consider that the house requires little energy to keep it cool inside.
    high roof with plenty of free space between your concrete and plaster ceiling, and windows that are not too large.
    Energy consumption is usually the largest expense once a house is built.

    Like most houses that are built,
    there is always something that can be improved afterwards.

    Beautiful style house Johannes and with 9 rai lots of space around you. I therefore wonder why you built your swimming pool so close to that wall, but you will have your reasons for that.
    I find it more interesting to ask what you would do differently now as you write. Maybe nice learning moments for us.
    But long and have fun in your home!

      What else would I do?
      Ceiling fans in the bedrooms, just as good as air conditioning.
      Other layout of the house, the kitchen or the master bedroom is exactly on the wrong side.
      Connect the mountain or laundry room (2x3m) in the house to the kitchen.
      The crawl space under the house is easy for repairs, but it would have been better to make it 2,5 m high, so an extra floor and less floor space, so also significantly less roof (largest cost item).
      And as for the pool, this is 2 m from the wall, spacious enough as a walkway, the photo does not show this well.
      But once again very satisfied with what we have now, although it could use a lick of paint by now.

        Hi Tooske, good tip for painting, just scrub it clean, 1 layer of primer in color or natural, 2 times Latex from Nippon paint undiluted (it is thin in itself there) best Semi Gloss, the rain runs off! at our house for 10 years now. next year again where necessary, make sure it doesn't stain because then you always have to prime it with primer first! (I'm a painter myself so I have experience with it) good luck!

    Dear John,

    Nice piece made at home, especially for that money.
    I think of all houses that the roof tiles are very important,
    and it is a nice expense that wears off pretty quickly.
    Not to complain but the bedrooms seem very tight to me.
    We ourselves currently have two bedrooms of 2x 25 square meters (a third will be added)
    and I think this is already very tight if you place a double bed in it.

    The swimming pool is a must in the Isaan (we will realize this in the future) and is quite good
    placed with the available space.
    Building a house is learning and everyone makes mistakes, including me!

    I myself have had room to change or a new one at the time until now
    idea to add to the whole.

    The great thing about Thailand is that you can experiment and tinker as you like.
    Very nice house.

    Indeed Erwin, you are whining!
    Master bedroom of 24 m2 and a private bathroom is what I call spacious!
    And I don't call 2 guest bedrooms of thick 3 x 5 mtr small either, and I don't call a living room of 64 m2 small either. We ourselves have less large bedrooms and sitting room, yet we think it is spacious !!
    And wine are used to a lot.

    And for 9 Rai more than 14 thousand square meters and that for an amount of 500 thousand bath.
    You have already paid that amount to the civil-law notary and broker in the Netherlands.

      Depends where you live in Thailand, here in the vicinity of Lamphun and Pasang you soon pay 5 tons for 1 Rai.
      But it is still a lot cheaper than in the Netherlands.

    Curious which points you would do differently?

    Over time you always find out things to do differently next time, everyone has, even if it's just small adjustments!

    Would also like to see some more interior photos, most readers think so too.

    Furthermore, a beautiful house and lovely swimming pool.

    Well 2008 good time, you could still buy 9 rai for such an amount.
    You rarely come across it and then the location is the point.
    Nice house, nice pool. Enjoy.
