I am curious if people have experience when a lease contract for 30 years of living on the land with my house on the land expires. I want to buy a house in Thailand and since I am married to a Thai woman, I made an attempt to buy the house with the land. The level of the price of the land and the house were too high for me. So I am at the mercy of a lease contract for 30 years. I will not make it to the end of these 30 years, but I want to protect the rights for my heirs.

My wife and I have Dutch nationality. We want to put the lease contract of our house in Hua Hin (not a condo) in the name of our son. However, he cannot come to Thailand in the short term. We have found a Thai lawyer to assist us in this. So far: now a notary has to legalize this in the Netherlands with a 'Tor Dor 21' document (power of attorney, kind of authorization) to deposit it at the Land Office of Prachuap Khiri Khan.
