What is the maximum deposit in Thailand?
Is there a law in Thailand that prescribes what the maximum deposit may be? If I want to rent a condo for the long term in Thailand, one landlord asks for 1 month's rent deposit, the other sometimes asks for 2 or 3 months.
Thailand question: Can I only rent a condo for 1 month?
I have been following the subject of Short terms condos on YouTube (Everything Pattaya) for some time now. This is located in Jomtien.
Thailand question: Buy condo in Jomtien/Pattaya
I am considering buying a 2 bedroom, 2 bath condo in Jomtien/Pattaya. Now I see that the condos on Thai name are much cheaper than on Foreign name. What are the differences and what are the objections to buying a condo in Thai name?
Is it normal for the seller of a new condo to want your parents' names?
Reader Question: Girlfriendly condos Jomtien Beach
I am planning to go to Jomtien Beach in 2022 this time. And as a first time, want to book a condo for a week and explore Jomtien beach. Also see if I will like this. If yes, I will stay longer if not, I will go back to Pattaya.
We are now living in corona time and is that a good time to buy a condo. The condo is not for myself but for my girlfriend. Doesn't have to be fancy. Have the condos dropped in price now? How much should a 50 m2 condo cost approximately? Not new. Pattaya or Jomtien but rather Pattaya.
I am looking for an apartment to buy in Pattaya, Naklua or Jomtien of approx. 50 m2. Who has tips or knows good websites where these are offered?
Reader question: Apartment or a nice room in Jomtien
If at all possible - due to COVID of course - we would like to go back to Thailand from about mid-October until just before Christmas. We prefer to stay in Jomtien near Dongtan Beach. Is there anyone who offers or can recommend a neat apartment or a nice room for rent there for that period? I prefer a quiet location, a nice view is of course a bonus because I love the Thai sunsets so much …
With a pet in a hotel or condo in Thailand
Nam, a young woman who lives here in Pattaya and whom I have known for many years, has a new boyfriend. It's not her first boyfriend and certainly won't be the last, but for now the two are doing well. He works in Bangkok and rents a not cheap condo in the Asoke district. Nam has moved in with him and then occasionally comes to Pattaya for a special reason.
Reader question: Renting a condo in hua Hin, can I receive visitors?
Next year I'm going to Hua Hin for four weeks. I will then take a yoga class in Shakti Yoga, does anyone have experience with it? I'm single and who knows, maybe I'll meet a nice girl there. My question is actually: can you take a girl to a condo? At night I don't have to, but for example a few hours in the evening?
Foreigners who want to buy an apartment or studio in Thailand (whether or not 50% by themselves, 50% by a partner, or 100% by themselves), are minimum purchase amounts legally provided there?
My husband has planned to buy a condo in Bangkok by the end of this new year (subject to corona circumstances), within walking distance of a BTS station, for example On Nut. Shops, market, dentist, pharmacy: everything nearby.
Reader question: Turn two condos into one
I own two condos (each +/- 28m2) next to each other in a building in Jomtien. I would like to do renovations to turn those 2 into one large condo, with the necessary adjustments to have as much space as possible.
Reader question: Contract for usufruct
I want to have the usufruct contract made for the condo I bought 3 years ago in the name of my Thai son who is now 8 years old.
And a piece of land that I bought 5 years ago and that is in the name of my ex-girlfriend, the mother of my son.
Reader question: Fixed costs for my condo in Jomtien
I own a condo (actually two, one of which I had made) in Jomtien. I was last in January and left for Belgium because my three months leave was over. The intention was to return in April-May-June, but that was not possible due to Covid-1. Every year in April the Maintenance Fee comes to pay, but people can no longer go to Thailand this year.
My Thai girlfriend wants to live with me in my condo (property). In fact, she comes to my condo every day after work, but she still has her own condo. This at my request (just in case). However, she wants to save money, which I understand, because we are always together anyway. However, my fear is that cohabitation will give her certain rights under Thai law. I don't think this is a problem in the long run, but I'm not that far yet. Partly in view of my 4 to 5 months of travel per year, while she stays in my condo, I have my doubts about any rights she may acquire to anything.
We are an elderly couple. We have been thinking about buying a condo in Pattaya, Jomtien or Naklua for a while now. Originally the idea was to do that this summer. Due to the corona thing we have to postpone it for a while. But my question is, shouldn't we wait half a year? According to acquaintances, the housing market in Thailand will almost certainly collapse because there is more supply than demand. As a result, the price could also fall sharply.
