Luciano, a new condo building in Pattaya

Anyone driving on highway 7 Bangkok – Pattaya will see a huge billboard announcing that a condo building of no less than 66 floors is to be built. The unfinished Waterfront Building on Bali Haipier is 55 stories high for comparison.

This condo building, which will bear the name Luciano, will be located directly on Thepprasit Road in South Pattaya. The condo types range from 28 sqm and a few penthouses. Construction is expected to start in 2020 and will be completed in 2023. The Italian word Luciano means light and means good luck in Thailand and China.

The client is a young Chinese businessman, Mr. Wang, who has a Thai family in Pattaya. He earned the capital in the cosmetic industry in China and also gained business experience and new ideas to further develop in Pattaya in the form of a condo building.

The location of the Luciano condo building was deliberately chosen on Thepprasit road because of its proximity to Sukhumvit Road, the connecting road to Sattahip, Rayong and Laem Chabang, Bangkok. In addition, the airport U-Tapao is very quickly reached, the expected high-speed line and the development of the Eastern Economic Corridor (EEC)

In the information that is provided, the prices are stated and the sizes for which amount the "living pleasure" is for sale. A few examples of what you have to pay for 28 sqm with 1 bedroom and bathroom: 2,8 million Baht; 47 sqm with 2 bedrooms for 5,2 million Baht and for 80 sqm no less than 17,5 million Baht. Prices are rising as steeply as the height of the building!

Where is the new condo planned to be built? Presumably at the height of the Foodland billboard opposite the advertisement for Horse riding, shooting in the vicinity of the Decorum store and a little further on Soi 7.

It should actually be forbidden to build such a disfigured high building in that area.

    Hi Lodewijk, Thank you for your informative description of Luciano. Your subjective closing sentence makes me react. The design is beautiful to my taste, and the height of the building (I have yet to see it happen) can hardly be described as disfigured now that millions of people will be living in these parts within a few years. Anyway, I enjoy reading your input here. Wishing you a good 2020!

      We can agree on the proposed design, very nice.
      Unfortunately not about the height, look at the (residential) area around Thepprasit Road.!
      This future residential tower pushes away its surroundings due to its enormous proportions!

    We are in the Beach Star condotel.
    Thepprasit soi 4, Pattaya, nearby.
    It's hallucinatory. How much vacancy there is in the residential towers in the area.
    This is a megalomaniac project, with Chinese money from dubious economy? Who makes money off this, the corrupt officers who make it all happen.
    Bangkok has many unfinished shells from the crisis of 1998. Everyone has made money from that. Except the banks and investors. But the buildings are there. Never inhabited. Unsaleable to other developers or promoters due to the use of substandard materials. They should actually be broken down but no one wants to pay for that.
    They are huge scams, and already feel sorry for the buyers… Unless you are a millionaire and want to risk buying an empty box, steer clear of them.

    And who wants to look at Pratumnik from his / her own confo at the umpteenth mega-monstrosity that takes away your view and will mainly know vacancy.

    They seem to be money launderers and Pattaya has of course an ideal horde of corporate auditors and lawyers, business people and politicians who see their retirement confirmed in such a project.

    Dear Louis,

    It's a super nice project if it ever gets built!!
    But I don't understand what you mean to forbid his building to build it on this place.
    There are always supporters and opponents of his project, just look at the super beautiful WaterFront building at the BaliHai Pier.

      Dear Joshua,

      The Waterfront Building is still not finished and is empty!
      If you come closer to this building, the first signs of decay can already be seen
      because the windows, doors, etc. have not yet been mounted. (55 floors!)
      Hopefully we are talking about the same building at Bali Hai pier.

      A hotel has been built behind it near the scart track and it shows
      looking good.

      In my opinion, Luciano is much too high compared to the other buildings.
      It must stay in proportion!
      I'm already struggling with the Dusit Tower, 50 floors near the Jomtien Beach, what in 2024
      will be delivered.

    I live in Supalai Mare and the building will rise right in front of me. My sea view will be gone by then. Luckily I'm renting so as soon as they start and the height starts blocking my view I'm gone. It's for rent so no problem.
