I have a traditional thai house for sale on a 10 rai is a 16.000 m2
Lightly a 20 minute car ride from the beach near the Tung Ngam reservoir.
Really very quiet and rural location, yet close to Cha-am and Hua-Hin.
Close enough to the sea for me. Have a whole reservoir in front of the house and a private pool in the corner of the garden.

I remember a nice condo on the 4th floor on the beach very centrally located in Cha am.
50 m2 in size, 2 rooms, bathroom and balcony on the north side so that you can enjoy the shade from 7 o'clock in the morning, overlooking the pool and beach
You step out the door of the condominium complex and you are right in the lively part of Cha am and right on the boulevard.
A nice extra is that the neighbors are almost never present, so nice and quiet.

In Jomtien south there is more to buy than you can handle.
First, clearly find out where you would like to live by the sea.
Me and my wife have a condo in Jomtien suid on the second beach road (Rimhad condo complex). There are two complexes S between firts and second beachroad and complex A outside the second beachroad.
Both complexes have a saltwater pool and finess center. Ground floor shops, bars and restaurants.
Formats of studios from 24 m2 further 1 bedroom apartments, double apartments with 2 sometimes 3 bedrooms. Prices in the sale from 600.000 to 2.400.000 baht.
What is important in this how is the complex maintained. Rimhad perfect. It is guarded, it is cleaned and it is maintained. 24 hours security. Separate garage building. Outside especially pp S enough parking space.
With the bathbus for 10 bath to Pataya north for example to Terminal 21 etc
Oh for tourists it's 20 bath :).
But if I were to buy something new or something else I would NOT choose Pattaya or Jomtien anymore.
The beach and especially the sea water is too dirty to swim.
Better choose for example Satahip or Laem Chabang.
But if you are going to buy, take your time before making a decision. I would first rent certain periods (8.000 – 15.000 bath per month).
Take a real look around before you eslist. Are you going to live on the Gulf of Andaman Phuket, Krabi or on the Gulf of Thailand. Here alone you have a coast length of bina 2200 km.. The outside you come to a total of 3400 km.

Viewtalay 5C is located 20 meters from the Dongtan beach in Jomtien. Tippy is a good broker.
My apartment in Jomtien (near Pattaya) directly on the sea with a beautiful view on the 20th floor is for sale.
It has 3 balconies, two bedrooms and two bathrooms and everything is in good condition.
The complex also has a nice swimming pool. Within walking distance there is a choice of many restaurants and yet it is very quiet.

Careful friend, renting is much better. You can rent for years for more than 1 million baht.
Many apartments are empty. Many expats are leaving. Joint costs run up…
Please note there is no inheritance law in Thailand for your own children unless you are married to a Thai.

Completely correct. I want to join this. There is so much for sale in Jomien and I almost see the prices drop every day. A lot can also be deduced from the rental prices.
What used to cost 12.000 per month has sometimes dropped to 8000.
Spoke on Tuesday with an English/Thai couple who rent out condos in Jomtien. Talked about several resorts. They stated that they have an average occupancy of less than 50%.
Also, and I can see that from my own condo, especially in Jomtien south towards marina bay, construction is also very slow. They have been building a condo apartment from my window for over 3 years. Also still see everywhere in Big-C and at the Big Tesco's that people are still trying to sell apartments there.
I also bought now. At the time my apartment (6 years ago) took over my apartment from a Belgian. This for a very reasonable price and completely European furnished.
I planned to live there 100%. In practice, however, on average only 3 months.
So it is, in fact, a scam. Have you thought about renting it out? I hear a lot of stories at our complex about problems afterwards. Broken toilets, left dirty and then really dirty, broken crockery, refrigerator molested. Washing machine, bedding etc.

I live by the sea myself, but that is of no use to you if the sea is heavily polluted.
This is the case on the coast at Pattaya, Jomtien and Bang Saray.
My advice would be that you take a look before you decide to buy anything.
If you look at what is for sale, you may wonder whether you should buy. Renting has the advantage that you can easily move to a new environment with friendlier neighbors or a quieter environment. For a purchase price of 1.5 baht, you can easily rent for 50 months or even longer if you have fewer monthly payments and you don't have the problem of staying with it, just look at how many there are and it's an "apple and an egg" for you to offer.
