Dear readers,

As of today, the law in Thailand about renting is changing, but how many Thai homeowners will comply? Have lived in Thailand for a very long time with many different addresses, always with Thai owners who do not easily reduce their income.

Live in a house that doesn't even have a house number yet. However, someone from the land registry has recently visited the house and measured it. My mail now goes through homeowner. Today I received the water and electricity bill, which partly ends up in the landlord's pocket.

I raised the new law with him, but I don't have the feeling that he will adjust the electricity and water bill as a result of that law.

Given that foreigners have few rights and no one wants to come into conflict with their landlord, I think that little will change.

What do others think about this?

We have our own water and electricity meter in our rental house, so no problems, you will be charged for what you have used!

Please take a look at this link. A rent increase has already been reported on various forums if the actual costs for water and electricity are now paid.

      Thanks for the link.

Yes, I am sure that rent will take place if you no longer earn from a higher electricity and water bill.
Owners landlords who determine the price themselves, so tenants who do not receive a bill from the municipality and thus pay more every month will not benefit from the new law.

Because then higher rent will be asked, so will not go against my landlord.
It is clear that the law will not change much, just like many laws or rules that many do not comply with.
Example see every day many people drive through a red light, without a helmet, drunk or under the influence.

Too bad, but wanted to post this to make it clear how little will change.

      Robert.
