Dear readers,
A friend of mine rented a room in a building in Pattaya on the third floor indefinitely. He sent me pictures and it looks neat. Room has a ceiling fan, balcony and a separate toilet with shower. He pays 4.000 baht per month for this, with water and electricity that comes to just under 5.000 baht per month.
That seems very cheap to me. Are there no strings attached? And can a landlord just increase the rent after 3 months? Can every farang rent that? The owner says that more farang live in the building and does not make a fuss.

That seems a more than normal price to me, especially if it is a room without air conditioning. I know several people who rent a room in the center of Pattaya at that price. If you go outside the center, it is often even cheaper.
Prices that are agreed rarely change and if it does change, the increase for those types of rooms will be minimal. Given the currently low occupancy rate, I don't see that happening anytime soon, on the contrary, a friend of mine even got a reduction, he now pays 3500 per month instead of 4500 for it.
I assume that if there is no rental contract, which states the price of the rent and the term of the contract, the landlord can simply increase the price, or cancel the rent.
Then you can compare the situation with a hotel.
The tenant, in turn, can simply leave whenever he feels like it.
If there is a rental contract, the tenant and the landlord will have to comply with what has been agreed in the contract.
Seems pretty reasonable to me now. Beautiful modern studios are rented including all amenities such as air conditioning for around that price.
But it also depends on where you want to live.
Center, north, south, darkside, jomtien etc
At Laguna Beach 3 resort “Maldives”: 4.000b per month. No pool view. Plus 500b cleanup.
Electricity price: 4,5 b per unit
Water: 40b per unit. Water and electricity to be paid separately. Room with terrace TV, aircon, separate bathroom with WC, some with washing machine.
Fridge, toaster and kettle.
Resort: super large swimming water landscape.
Great fitness.
Pool View: 6.000b
Moped or bicycle required.
By bike to the beach: 10 minutes.
By bike to 7/11 and Family Mart: 5 minutes
I was there for 7 months.
Very recent buildings and ditto condos.
Russian owners.
Via Real Estate there: more expensive: 6.000 b with pool view

These prices are correct.
There are still many to be found in Jomtien.
The longer you stay, the cheaper.
Only the energy costs could be lower.
Turn off the aircon during the day and only turn it on before going to sleep.
I'm on 500 to 600 baht a month.
In Jomtien there is a rental for 5000 bath
incl. Energy and Wi-Fi.
Just Google.

The room has a ceiling fan, no AC. Of course I'm a spoiled farang, but the hottest season of the year is approaching. Trust me it will get very hot in that room. I would rather pay a little more for a room with air conditioning. Pay close attention to the rates that are charged for energy consumption. Room landlords often charge a substantial surcharge on top of the normal price for electricity.
Pay particular attention to the rates. These make a big difference between each other.
I see here in Jomtien rooms with AC offered for 3000 baht. Close to the beach, but above a bar or restaurant. So can be noisy. I'm still looking for an apartment/condo with a separate bedroom (2 people) for max. 10.000 Baht. Seen several places, but that turns out to be more difficult to find

Does anyone know how and where I can search the internet for a room / apartment in Pattaya to rent for a minimum of 3 months. I can't get in touch with our apartment anymore, and I think we have to look for another apartment by the time we are allowed again.

At the end of 2017, at a 10-minute walk from walkings road on pataya hill, I rented a room with air conditioning for 4000 bath, now that there are fewer farangs, that price will certainly not have increased in my opinion

In a few days I also want to go to Pattaya to look around for a suitable location to live later this year. Important to me is the location within walking distance of walking street, having a swimming pool and possibly a fitness room. I already came across something like The Base which seems very suitable but it must be under 10.000 baht per month. Suggestions are always welcome here.
