I bought land in February in Mea Fak (30 km above Chiang Mai), construction started on March 1 and finished on April 4. House costs 600.000 baht. Upstairs 2 bedrooms, toilet and shower plus kitchen (small). Downstairs shower and toilet.

    Very beautiful. A house like that could also please me very well.

    Dear Dick, the volume of your house does not determine your happiness. What matters is whether you and your loved one are satisfied with it. Nor does the price of land and house determine this. The house is nice and high on its feet, so what can happen to you, no termites in any case. Now just decorate it a bit, plants and flowers and you have a beautiful house for very little money. Finally, of course, enjoy living there and have a good stay there for years to come.

    Just a question about the ground, were you able to buy it yourself? I read so much about it that I don't understand it well, can you own the land or not?

      Hello Kristof: no, foreigners cannot own land. However, you can “rent” or lease a piece of land, costs almost as much and a contract (which can be passed on) usually runs for 30 years.
      You can build or buy a house on that piece of land. You are allowed to own a house as a foreigner.

          You can buy or own a house, but not the land.

          I believe that at least 51% of the condos should have a Thai owner.

    Beautiful home . And for a nice price. You don't have to go bigger either. You live outside most of the time anyway .

    Dear Dick,

    Nice nice and cozy house.
    Fits well with the steel construction.
    Tasty Thai style.
    I like the colors, so 70s I think.
    Very pleasant living with two people and all the luxury you need.
    The material on the outside is certainly not cheap but easy to apply.
    I think the roof is very tight and gives an extra boost to the whole.

    For this cost I think well done.

    A beautiful house that you can enjoy together, spacious enough for you together and for a nice price. The only thing I immediately thought of was your age. Perhaps it is necessary that you live so high above the ground, but of course it is possible also have its disadvantages if you become a bit more difficult to walk. You have probably thought about this and in due course a kind of lift or something like that can be made so that you can enjoy your old age together in the spacious free nature .

    More than enough. But I'd rather not have stairs upstairs. What's the advantage of having everything on top? What is the disadvantage of having everything on the ground floor?

      You will not easily suffer from flooding, you will have fewer problems with vermin and you will have extra storage space under the house. You don't get that on the ground floor.

    Dear Dick, for my taste, which will not be the same for everyone, you have certainly built the right house in terms of dimensions.
    Considering the size of my family, which consists of myself and my wife, and a few of my wife's sisters, who already live in their own house, I certainly wouldn't want it to be any bigger.
    Like most expats, I enjoy my AOW and pension, and therefore have no interest at all in building a house, where you will almost predictably become dependent on help from others.
    Apart from the fact, whether you have built on one floor or on the ground floor, your house will have the advantage in the future that you can remain independent for as long as possible.
    An independence that for me consists of a feeling of luxury and private life, that I can still take care of all the worries around my own house for as long as possible.
    For me, and this applies to most expats, that the near future where it can just happen, that strangers and family take care of our garden and house is a realistic specter.
    The time when I have to prove something to others no longer consists of the fact of "Big, Bigger or the Greatest" but mainly has to do with "Future, Convenience, and Self-reliance", but of course everyone has their own way.

    A fantastic nice house for a fantastic price. The size of a house does not determine your happiness; you do this together with your partner. And the best thing about your story is “started on March 1 and finished on April 4”. I read it 4 times because I doubted my eyes for a moment.

    I would never have opted for a house with stairs, you get older and going up and down becomes more difficult.
    I would rather have a house on the same floor, but everyone can build their own idea or plan, but not my idea.

      If the height allows, you can easily rebuild the living area on the ground floor later - little cost or effort. You see more and more that people are building with a kind of duplex house in mind. A question: isn't the veranda for outdoor living a bit small?
      All compliments. Also a bit about myself – I built such a duplex 15 years ago, I am very satisfied with the set-up…

      In the Netherlands you have a stairlift in your home. So if you are looking for where you can buy a stairlift or who makes it, it is no problem if you need it and you can simply use your home where you enjoy living.
      You live higher up, so you also have a better view.

    I also recently had a house built, which cost a bit more, but it is also bigger, and I have everything on the same floor and very modern by Thai standards.
    when it was done the whole village came to watch, liked that.

    Great that house. Two toilets are not a superfluous luxury. Handy if both are necessary and you also do not have to enter the house when you are working in the garden or if you have guests, they do not have to enter the house either.
    We had also thought about such a house on stilts for a long time and also saw very nice wooden houses. In the end we didn't do it, don't ask me why.
    It looks like a house that you see in those books about the different houses. The sofa on your upstairs terrace is also nice.

    In Europe you buy a second-hand caravan for it, which you also have to store. As far as walking stairs is concerned: my mother always lived on the 1st and 2nd floor until her death, at an advanced age. Kept hair elastic.

    We pass by Chiang Mai Frozen foods every time on our way to our house. Mae Fak market is also not far.

    But I want to give you one more piece of advice, I hope you don't say what does he have to complain about.
    I see on one of your photos that the 9 plus 2 columns under your house are not too thick.
    You have built stones around it , but they will not be load - bearing .
    My question is therefore, are the feet of those 9 columns also connected to each other by means of interwoven reinforcement on a concrete beam in the length and width of your house in the ground.
    Because if those 9 columns that have to bear the weight of your house only stand independently on clips in the ground as a foundation, then the whole can become unstable.
    I hope you understand what I'm talking about.

      if we look closely, there is another pile on the ground in the picture of the skeleton, these are those prefab piles. If we also look closely, we see that wells have been dug to put those piles in, but no trenches to connect them at the foot. So we can assume that the answer is NO.
      Furthermore, we must also state that the weight, and therefore the vertical load on these piles, is only a fraction of what you would have with stone walls. This house is built with a metal skeleton and then those panels, mixed cement, are built around it. Weighs much less than stone walls, but …… You can build a house like this in a month, there is nothing concrete, except for the bottom plate, such as supporting posts, which have to dry for three to four weeks before they are at their strength. Such a house is also much cheaper in terms of the materials used and can be built for 600.000 THB without any problems.
      Nice property and will certainly last its time with very little maintenance on the exterior of the property.

    What a nice cozy house, I'm also busy building something small in the backyard.
    Possibly as a guest house or rental. Will be 4,5 x 5 meters.
    The colors are nice and fresh and fruity.

    See a metal frame here, what did you use for the walls and how thick are they?
    Looks like those concrete/wooden panels to me.
    What do you have on the roof, metal plates! Is there any insulation underneath for heat
    Where does your water come from, via the municipality or your own pump?

    Would also like to see a floor plan in terms of layout and sizes.

    The only thing I would like extra is to make the steel frame slightly larger so that you would have 1 extra balcony. Where the sun rises or sets.
    The flat roof can make it very warm in the summer.
    The small kitchen doesn't seem like a problem to me.
    Thai people often cook under the house anyway.
    The fact that the house is on stilts could be a very good idea in the wet season.
    I suspect that the masonry under the house to the left behind is an extra toilet or a water storage masonry tank.
    The price is favorable. We paid double for a slightly but not much luxurious version. Also on stilts.

    All in all, a great house seems to me at a great price.

      We see a terrace at the front, where you ascend the stairs. And so from freehand; 16 m2. At the living room/entrance.
      Why another terrace? That then leads to a bedroom/bathroom,
      and you must allow any guests to march through your house.
      The house is TOP, and built in record time.
